The boom of multifamily projects in Kansas City’s urban core continues with a proposed 226-unit apartment development planned for the Crossroads Arts District.

Opus Development Co. has submitted plans for a project at 1923 Broadway on land currently owned by an affiliate of Faultless Linen.

Opus confirmed its involvement in the project, but did not disclose the project cost and other details.

“We’re thrilled to be working to bring a new residential development to a highly desirable location in the vibrant Crossroads Arts District in Kansas City,” said Joe Downs, vice president of real estate development for Opus, in a written statement. “We’re currently working through project approvals with the city and look forward to sharing more information in the coming months.”

Opus has built or developed a number of projects in Kansas City and elsewhere, including the 51 Main multifamily project south of the Country Club Plaza and a speculative industrial building in Olathe.

According to plans submitted to City Hall, apartments in the proposed development range from studio units to two bedroom, two bath dwellings.

Amenities include a fitness room, a clubhouse, game room and a bicycle storage facility. Underground parking is also included in the plans.

Opus is requesting that the City Plan Commission and later the Kansas City Council rezone the property to allow for multifamily housing.

If all goes according to plan, the project would go up in the vicinity of the proposed University of Missouri-Kansas City downtown arts campus on the western edge of the Crossroads.

The building at 1923 Broadway was one of four properties that Faultless Linen marketed for sale a year ago.

Earlier this year, Faultless said it stopped actively promoting the sale of those properties, which also included buildings at 1805 Washington, 1929 Central and 1915 Broadway. At the time, the company said it was focused on building a facility in St. Louis.

An official for Faultless could not be reached for comment.
