New industrial park development is announced for Olathe
A new speculative industrial building, designed to attract multiple tenants, has been announced for a development on the southeast corner of Old 56 Highway and Lone Elm Road in Olathe.
The Opus Group, based in Minneapolis, said Thursday that it plans a 205,000-square-foot building, a first phase of development on a 53-acre site. The building is scheduled for completion in January.
Joe Downs, Opus vice president of real estate development, said the company looks forward to expanding its investments in the Kansas City area.
The first building, known as 56 Commerce Center, is part of a master-planned development that could accommodate up to 505,000 square feet. The new building is described as a “rear-loaded” office/warehouse for multitenant occupancy. It will have a 32-foot clear height and a truck court.
The Opus Group said it sees strong interest from tenants looking for space in the 30,000-80,000-square-foot range.
Opus companies will serve as the developer, design-builder, architect and structural engineer. Mike Mitchelson and Joe Orscheln with CBRE are marketing the property.
