Another downtown KC high-rise proposed, this one overlooking the Kauffman Center
Another new high-rise could sprout up in Kansas City — this time near the Kauffman Center for Performing Arts.
A development team including EPC Real Estate Group, based in Overland Park, recently unveiled new details for a proposed 33-story tower off 16th Street and Broadway Boulevard in the Crossroads.
The tower would have 392 residential units, ranging from studios to three-bedrooms, alongside a parking structure and retail space. Amenities for residents could include a deckside pool overlooking the Kansas City skyline.
The presentation at a Port Authority of Kansas City meeting on Monday represents a major step forward for the proposed development in the area that’s been floated for years.
The developers call the area a gateway into downtown with a project that would bolster the city’s investments nearby, including Barney Allis Plaza, Luminary Park, the Kauffman Center and the streetcar.
And two more phases of development could be planned in the future. The proposed 1.34-acre site for the 33-story tower once included a Denny’s restaurant that was demolished in 2021. Developers say the project would repurpose vacant land and degraded structures into new housing.
The developers are expected to ask Port KC for tax breaks that would help support the costs of development. The Port KC board would vote on a financial package at a later meeting.
The project could still generate about $18.8 million in new tax revenue over 25 years, and the developers could kick in $2 million to the city’s affordable housing trust fund, according to the Port KC presentation.
Construction could begin this year and finish in 2029.
More towers are under consideration in the downtown area, including around 9th and Central streets and around 8th Street and Grand Boulevard.
