Village at Burlington Creek has new owners, will add two restaurants

Inland Real Estate Income Trust Inc., Oak Brook, Ill., has acquired the retail portion of The Village at Burlington Creek in the Northland.

The 158,046-square-foot center, at 6300 N. Revere Drive — just west of Interstate 29 — opened as Tuileries Plaza in 2005.

Occupancy is currently 98.5 percent, including the new 28,009-square-foot Sprouts Farmers Market as an anchor tenant. Other tenants include Bonefish Grill, Smoothie King, Swirl Wine Bar & Shoppe, Em Chamas Brazilian Grill, Caribou Coffee, Culver’s and Impact Fitness.

Spin Neapolitan Pizza also plans to open in the former All Star Pizza & Pub space, perhaps as early as mid-December, after a major remodeling.

NorthPoint Development Co. said it sold the property for “in excess of $30 million,” but Inland would not confirm the purchase price.

Inland Real Estate Income Trust was formed to acquire a portfolio of commercial real estate throughout the U.S., primarily multi-tenant retail assets. Its other area properties include retail buildings in Gardner, Olathe, Raymore and Lee’s Summit, as well as Lawrence.

The buyer was represented by Bruce Weissberg of Coldwell Banker Commercial Alliance and Justin Kaufmann of Cadence Commercial Real Estate. The seller was represented by Brian Votava, broker for NorthPoint Development.

Twisted Fresh also plans to open in the Village at Burlington Creek later this year or in early 2016. The locally owned company is taking the former Quiznos space at 6131 N.W. 63rd Terrace. It also has restaurants in Overland Park and Shawnee.

Twisted Fresh features “twists” which are hot or cold wraps that come on four flavors of tortilla: traditional, tomato basil, spinach or whole wheat. Hot Twisted Wraps include chicken gyro, barbecue chicken and spicy Thai chicken. Cool Twisted wraps include chicken, cashew and avocado, turkey pesto and Thai veggie. It also offers sandwiches, tacos and burritos, brownies and cookies.

Tuileries Plaza was completed in 2005 but its owner got into financial trouble having spent almost $40 million developing it, according to Kansas City Star archives. Briarcliff Realty — now known as NorthPoint Development —purchased the center in late 2011, saying it was for a bargain price that would allow for a much quicker pace in completing the development. It renamed the center Village at Burlington Creek.

“Since then we have filled up the retail, filled up the office, developed and sold the apartments, added the grocery anchor, sold the Culver’s pad, and added the mixed-use Denton Building,” Votava said. “We are currently developing Denton stage II. We have maintained ownership of the office buildings, the Denton and the land for Phase II for 150 more apartments, and two retail pad sites.”
