WatersEdge has high level of homebuyer interest and new building activity

Potential homeowners are flocking to WatersEdge to witness the flurry of new building activity by 10 different custom builders creating a variety of exciting floor plans from the low $500,000s. The popular eastern Johnson County community is located at 158th and Mission Road in Overland Park, just south of Leawood’s Iron Horse Golf Course.

Interest was piqued during the Spring Parade of Homes when hundreds of people toured the six Parade entries from award-winning builders.

“The comments I heard during the Parade indicated that many are ready to buy,” said Shar Price, who markets the community for Keller Williams Partners. “People asked a lot more questions about builders and floor plans compared to past Parades, when most were asking about paint colors and decor, indicating they wanted design ideas and weren’t serious buyers.”

The high level of interest resulted in three existing inventory homes being sold in just the past month. To keep up with demand, construction of Phase Three will soon begin and will add 30 home sites with prices starting at $95,000 and home sites ready for construction by late summer. Reservations for custom-build home sites backing to the old-growth trees are being taken now.

“We already have people on the waiting list to reserve home sites in that phase,” Price said. “I expect they will go quickly.”

All 26 home sites in the second phase opened in January have already been purchased and 14 award-winning builders are working on their homes with completion expected on some of these homes in less than 90 days to keep up with the strong homebuyer demand.

Ten new inventory homes are under construction, as well as numerous custom-built homes already under contract to new WatersEdge families. Five new model show homes are being built by Koehler Construction, Pyramid Homes, Roeser Homes, Allure Luxury Homes and Kevin Green Homes. Those new innovative show models are anticipated to be completed and fully furnished for the Fall Parade of Homes.

The current new available inventory homes are in various stages of construction, some expected to be completed and ready for occupancy by discerning families in as little as 30 days. Price said 10 more inventory homes will soon be started, creating a wide choice for buyers with floor plans including two-story, reverse 11/2-story and 11/2-story plans. Prices range from the low $500,000s to more than $800,000.

“With the number of builders active in WatersEdge and the expansive number of plans available, this community has a uniquely interesting and diverse streetscape,” Price said. “These are all custom builders who work with clients to modify plans so that no two homes in the community are alike.”

In addition to those building the new model homes, builders with inventory homes available include Lambie Custom Homes, Dan Smith Homes, Riley Homes, Tabernacle Homes, Glen Mock Construction, Rodrock Homes, Willis Construction, Woodbridge Custom Homes and Jim Larson Homes.

Because WatersEdge is a custom-home community, it is open to outside builders and plans with developer approval. All homes have stucco, stone, brick or masonry exteriors, wrought-iron fencing and fully irrigated, landscaped yards. Protective covenants and restrictions ensure the community’s homeowners that their neighborhood will have quality homes that retain their value for the long term, Price said.

Adding to the allure of the diverse floor plans are the number of home sites that overlook the centerpiece series of lakes, fountains and waterfalls that give WatersEdge its name and distinct ambiance.

The monument entry to WatersEdge is located at 158th Street and Mission Road. The entrance is flanked by a stacked limestone wall on one side and the other side features nine oversized bronze geese by noted sculptor Kuan Wu. The giant bronze geese are taking flight from the fountain into the rising sun over one of the five lakes and four waterfalls winding throughout the community.

The series of lakes and waterfalls with the towering centerpiece sparkling fountain in the main lake at the base are just some of the special touches created by long-time residential developers Saul Ellis and Mark Simpson. This experienced team of upscale community developers are well known for their previous award-winning luxury communities of LionsGate, Hallbrook, Brookwood, White Horse and Iron Horse.

Future amenities, planned to open by summer of 2015, include an community activity center featuring a resident’s clubhouse, zero-entry swimming pool with giant waterslide, whirlpool, fishing dock, basketball court and tots playground.

When completed, WatersEdge will have a total of 245 custom-built homes situated on estate-size home sites set along winding streets and cul-de-sacs on rolling terrain with pastoral views along the high ridge line that meanders through the community.

This Johnson County community offers an opportunity to build near Iron Horse Golf Course and offers convenient highway access just seven minutes east of 151st Street exit off U.S. 69 highway.
