Central Square district at former Metcalf South site gets legal tweak

A minor adjustment was made Monday on the mixed-use project Central Square, planned for 95th Street and Metcalf Avenue.

Because of an error in the legal description, the redevelopment district the Overland Park City Council had approved on March 16 didn’t cover the entire area the developer intended. A small sliver of property to the north was accidentally omitted.

At its meeting Monday evening, the council approved an amendment to modify the boundaries.

The creation of a redevelopment district makes a project eligible for tax increment financing, otherwise known as TIF.

“You’re just adding to the district created on March 16,” Deputy City Manager Kristy Stallings reminded the council. “Your action today does not approve any project plan or TIF amount. There are still more steps that need to be taken.”

No residents spoke at a public hearing on the amendment and a legal representative for the developer did not speak to the council.

For its project on 95th and Metcalf, Lane4 Property Group is planning to tear down Metcalf South Shopping Center, on the southeast corner of the intersection, and the K-Mart center on the northeast corner.

On the K-Mart side, the developer hopes to build a community-focused neighborhood center, featuring boutique shops, office space and high-end apartments.

Where the vacant mall sits, the developer hopes to build larger footprint stores.

Sears, which owns its building, is not part of the project.

At the March 16 meeting, Owen Buckley, president of Lane4, told the council the proposed development could cost around $320 million.
