Meadowbrook development spawns high-end condos
The new Meadowbrook Park project in Prairie Village is already spawning its first related new development.
At their Tuesday night meeting, the city’s planning commissioners voted unanimously to recommend allowing the owner of a small parcel just south of the Meadowbrook development to build a three-story, six-unit building of luxury condominiums.
2020 LLC is proposing to build the condos on a 0.71-acre site at the northeast corner of W. 95th Street and Rosewood Drive. The property is currently part of a parking lot for an existing office building at 5200 W. 94th Terrace.
A planned road connecting the Meadowbrook Park with Rosewood Drive will split the parking lot, leaving the office building on the west side and the proposed condominiums on the east.
Commissioners voted to recommend rezoning the 0.71 acres from planned commercial to mixed use, essentially extending the zoning of the Meadowbrook development. The 1.3 acres holding the office building will remain unchanged, although there are plans to add parking north of the building to make up for some of the parking lost to the new road.
Mark Ledom, a partner with 2020 LLC, said the condos would have architecture to fit in with the upscale feel of the Meadowbrook development. He added that the building will be named Capella, the brightest star in the northeastern night sky, which is where the units’ balconies will point.
“It’s going to be high-end,” Ledom said. “It’s everything that Prairie Village wants to have; it’s what the park and all of its amenities is creating around it.”
The proposal now goes to the City Council for a final vote.
The City Council last month voted to rezone 45 acres of the former Meadowbrook Golf and Country Club bordered by 91st and 95th streets and Nall and Roe avenues. VanTrust Real Estate plans to build a senior living center and a mix of single-family lots, luxury apartments, twin-home units and a boutique hotel on the site. The city plans to buy the remaining 83 acres of the former golf course for a public park.
The 2020 LLC property played a role in VanTrust’s decision last month to add an exit to Meadowbrook from Roe Avenue. Previously, VanTrust had shelved plans for the Roe Avenue connector following concerns from residents, leaving the only entrances off Rosewood Drive and Nall Avenue. 2020 LLC’s owners, worried about the effect of excess traffic on their property, threatened to withdraw permission for the Rosewood Drive connector unless the developer added another exit.
VanTrust and the Kenilworth neighborhood reached a compromise, adding the Roe Avenue exit but locating it north of the 91st Street intersection to improve safety.
