Overland Park designed homes, duplexes it wants people to build. See the models

The City of Overland Park

In an effort to build more smaller scale housing and lower the cost for development, Overland Park launched its Portfolio Homes program — which offers an array of pre-designed and pre-approved home building plans at no cost.

As Overland Park and other Johnson County cities see continued increases in home prices and decreases in available, attainable homes — which typically means homes that cost $300,000 or less — the city has been exploring methods to bring more housing options into its market, including with these Portfolio Homes.

The Portfolio Homes are free plans that are available to use to build new homes in the city. Officials hope that creating and providing these plans will make it easier for residents and developers who want to build more affordable homes in Overland Park to do so at a lower cost and in a shorter period of time than they otherwise would be able to.

The plans have already gone through a preliminary city review, allowing permits to be issued more quickly — which could present some cost savings to builders. Construction sets are available for free, and the city waives building fees for permits approved under the program.

Any portfolio home selected must be built according to the approved design, including all architectural features. While slight modifications are permitted, major changes require additional documentation and a standard permit review.

The city has released a variety of home designs, including cottage-style homes, single-family houses and duplexes, with the goal to bring options that might match existing neighborhoods.
