New Dillons grocery store gets closer to approval in Olathe. Here’s what happens next

A new Dillons location proposed for Olathe is awaiting action by the city council, which is being asked to consider rezoning and a preliminary development plan, according to city planners.

The company first announced plans for the new location last fall. City planners approved the project and are waiting on approval from the city council.

The new store is to be located off Highway 7 southwest of College Boulevard and South Lone Elm Road, southwest of Olathe Northwest High School.

The plans say the 100,000 square-foot location will have a drive-thru pharmacy and 14 gas pumps.

If the city council approves the project, the store is expected to open in the fall of 2027.

Rezoning approval needed

The city would need to approve the rezoning of about 14 acres from the business park district to the community center district to make way for the new store.

The land has been undeveloped since 1988 and was annexed in 1996.

In 1998, the area was rezoned to a business park district as part of the overall Sunnybrook development, according to a city report.

The report says the developer is asking for three exceptions for the plans: maximum building footprint, how much glass is in the plans for the building, and which way the loading docks face.

City staff approved these exceptions because the plans show other upgrades that make up for them.
