West Coast coffee chain to open first Lee’s Summit location. Here’s where

As the city of Lee’s Summit slowly signs on tenants for a massive mixed-use development project in the middle of the city, future residents can look forward to a West Coast-style caffeine fix.

Dutch Bros., a drive-through coffee chain headquartered in Arizona, has submitted an application to build a franchise within the 120-acre downtown space, known as Oldham Village East, U.S. Highway 50 and Missouri Route 291. The Lee’s Summit City Council held a public hearing on the proposed coffee shop placement Tuesday night and is expected to give Dutch Bros. the green light.

The new Oldham Village East coffee kiosk would join about 1,080 Dutch Bros. locations in 24 states as of October 2025, including 17 in Kansas and 16 in Missouri. The franchise is known for highly caffeinated coffee confections, along with shakes, smoothies and popular seasonal menus.

The proposed Dutch Bros. would sit next to a Casey’s gas station and convenience store on about three acres of the Oldham Village project, according to a presentation made to the Lee’s Summit city council earlier this week. Drake Development, the firm behind the larger project, estimates that the Dutch location would draw about 1,640 cars of customers per day.

Oldham Village East is expected to cost $461 million and utilizes a split tract of land previously owned by the Church of Jesus Christ of Latter-Day Saints.

Dutch Bros.’ planned location will be one of eight planned projects in the second phase of construction at Oldham Village East. It will join thirteen projects in Phase One, which will be anchored by a 166,000-square-foot Costco.

Construction on phase one of Oldham Village East is set to begin this month, with final plans for phase two — as well as details on public financing initiatives — to follow.
