KC’s Three Light apartment tower opens for deep-pocketed renters. Take a look inside

The very latest residents moving into Kansas City’s downtown loop will be living in style.

Three Light, Kansas City’s newest, luxury apartment building, celebrated its grand opening on Thursday at 1477 Main St. The Cordish Company broke ground in October 2021 on the $150 million, Three Light Luxury Apartments, in the heart of the Power & Light District.

“At Three Light, people are going to be amazed when they walk in because they’re really going to see how we’re celebrating Kansas City’s rich history and jazz music through every element of our community,” said Marnie Salus, executive director of residential management. “So there’ll be so much to look at with the design, you’ll see the mixed metals, you’ll see the jazz instruments kind of woven all through the community.”

The apartment complex will offer resort-style amenities for residents including an infinity pool, outdoor terrace and spa, game and theater rooms, a sauna and workout room, plus panoramic views of downtown and the Power & Light District.

Tenants have started moving into the 25-story tower which offers 288 residential units including studio, one-bedroom, two-bedroom and three-bedroom plans.

“We’re moving in 3 to 4 people in a day, so that number keeps increasing,” said Salus. “And not only that, but we’re touring all the time, too, so if somebody wants to come and take a look at the apartments that we have here, they’re more than welcome to stop by.”

Pushing an overstuffed luggage cart filled with their belongings, local business owners Tony and Tiffany Patton moved into their new apartment Wednesday on the eighth-floor of Three Light.

“So we’ve been downtown for five years and living at Two Light and we were ready for a change, Tony Patton said. “We saw this building going up and we’re extremely excited to move over here. It’s just an incredible space.”

The couple is renting a spacious two-bedroom, south-facing unit with a wrap around deck on the eighth floor.

Patton said they have high ceilings, two-bedrooms and a lot of space. “It doesn’t feel like we’re missing much.”

Tiffany Patton said she was so excited Tuesday night that she could hardly sleep.

“This is going to be our most luxurious building here in Kansas City,” said John Moncke, president of Kansas City’s Power & Light District, during a media tour last summer. “It’s really like living in a luxury resort.”

Three Light opens about five years after the Kansas City Council approved tax incentives for the $150 million project.

The apartments have been renting well, said Salus. “We are crossing that 50% line and we expect to be at 100% within the coming months,” Salus said. “We’ve got a lot of great residents here of every age and lifestyle that you can imagine, and we’ve really tried to make sure that our amenities cater to them.”

The Cordish Companies’ other Kansas City luxury developments One Light and Two Light, are at about 98 percent capacity.

Salus said Three Light’s front desk will be staffed 24 hours a day. Other amenities include package lockers, a lifestyle coordinator, a backyard area with a pizza oven, shuffleboard, bocce’ ball, grilling stations, a fitness center, and an infrared sauna.

Amenities for the residents’ pets include a pet spa and a dog park.

“The location here of Three Light is just unmatched,” said Salus. “The views that you get at the Crossroads, of the skyline, at the Sky Stations, which is one of my favorite parts, but also the walkability,” she said.

“You know, you don’t actually have to have a car to live here. The grocery store is just a block and a half down the street,” she said. “A very convenient lifestyle. “

How much does it cost to live at Three Light?

Rents at Three Light will be:

  • $1,350 - $1,784 for a studio
  • $1,774 - $3,849 for a one-bedroom
  • $3,291 - $6,573 for a two-bedroom or two-bedroom penthouse
  • $13,561 for a three-bedroom (This one is on a waitlist.)
