Has rent gone up in Kansas City since the start of the pandemic? We have the answers
It’s not just you — rent prices across the country continue to rise. Even in Kansas City, renters are seeing double digit increases with no end in sight.
March 2022 marks the eighth straight month since the pandemic began when the rent has gone up double digits across the nation, according to a study by Realtor.com. Since last year, the Americans have seen a 17% rise in the median rent for studios, one and two bedrooms.
The median rent in the nation’s 50 largest cities is now $1,807 — a new high.
Rent for two-bedroom apartments increased to $2,028 nationally, $286 more than it cost at this point last year. One-bedroom units also went up to $1,659, a 16.3% increase from March 2021. Studio units average $1,483 nationally, a nearly 17% increase from last year.
While rental units in the Kansas City metro area cost less than the national average, our region still saw an 11% increase in median rent price compared to last year. Here’s the latest rental price data for Kansas City as of March 2022:
Overall median rent: $1,221
Studio median rent increased by 7.6% to $1,017
One-bedroom median rent increased by 10.4% to $1,084
Two-bedroom median rent increased by 11.6% to $1,420
Only Birmingham, Louisville and Oklahoma City had lower median rent on average, but prices in those communities have also increased since the start of the pandemic.
Based on the last two years of data, it seems like rents in Kansas City are likely to continue rising.
