Developer plans to build new KC area grocery store in revamped shopping center

Developers have submitted plans to the Independence City Council to relocate a McKeever’s Price Chopper into a revitalized shopping center.

Chicago-based developer Tri-Land Properties is seeking to redevelop the decades-old, empty Noland Fashion Square — once home to a movie theater and Gordman’s — into a modernized space for new retail tenants.

Tri-Land is proposing to move the McKeever’s Price Chopper at 4201 S. Noland Road to the former Toys “R” Us space at 13920 E. US Highway 40.

The Price Chopper on Noland Road will close once its lease ends in 2028, city planning documents state.

No other tenants were named in the plans submitted to the city, which also called for major building renovations and two new outlot buildings.

Tri-Land is estimating the project will cost $100 million. To accomplish this, the company is asking for more than $24 million in Tax Increment Financing and over $22 million in Community Improvement District funding.

Locally, Tri-Land has also redeveloped Ten Quivira Plaza in Shawnee and Cherokee South Plaza in Overland Park.

About a month ago, an Overland Park Price Chopper closed after 30 years in business. The spot at 7000 W. 75th St. is listed for lease.
