Construction will begin on $350 million Overland Park development

Construction is set to begin Wednesday on a $350 million development in Overland Park that could eventually include apartments, offices, retail shops and a senior living facility.

The CityPlace project — being developed by Kansas City-based Block Real Estate Services — covers about 90 acres near U.S. 69 and College Boulevard. The area represents one of the biggest parcels of undeveloped land along the busy office corridor.

The development will have four office buildings totaling 600,250 square feet, 1,382 apartment units, about 39,000 square feet of retail space and a 140-unit senior living complex.

The project is expected to be fully developed over the next several years, but no tenants have been signed yet for office or retail space.

Block is to hold a groundbreaking ceremony Wednesday morning that will officially start construction. Work will begin first on roads and other infrastructure, followed in November with construction of a 344-unit apartment building.

The first apartments are to be ready for occupancy by spring 2016, Block said. Future residential development will hinge on demand.

Construction is scheduled to begin in 2015 on the first office building in CityPlace. In addition, ground is expected to be broken next year on the senior living facility. Block has said the senior housing project will be built by a separate developer yet to be determined.

The development is generally bounded by College Boulevard on the north, U.S. 69 to the east, Nieman Road on the west and neighborhoods along 115th Street and Indian Creek Parkway on the south.
