Northgate Village remains a popular choice for Northland homebuyers

Homebuyers have discovered the charm of Northgate Village, a neo-traditional development in North Kansas City. Offering a variety of living options that includes row homes, patio homes and single-family homes, Northgate Village appeals to a diverse group of buyers from those just starting out to empty-nesters and retirees.

Northgate Village, just east of Burlington Avenue and 29th Street in North Kansas City, is a cohesive community with the look and feel of a small town but has the convenience of being minutes from downtown Kansas City and highway access that quickly takes residents to all parts of the metropolitan area.

“It’s a friendly community where everyone knows everyone else,” said Kevin Bryant, community manager and ReeceNichols agent.

One single-family home is complete and available to tour. The Atlantic, a 11/2-story plan at 506 E. 31st Ave., has three bedrooms, 21/2 bathrooms and flex space stretching into the attic which provides an ideal location for a media room or play room. Three new single-family inventory homes are also under construction and limited home sites are still available for those interested in building.

Aspen Homes, owned by Northland natives Tony Libra and Steve Gilliland, took over as the community’s exclusive builder in 2013. Libra went door-to-door asking existing residents what they loved and would change about the features in their homes.

“Tony’s grassroots research led to changes in the floor plans that were originally built in the community,” Bryant said. “The homes being built now are more open and what were once considered upgrades have become standard features, all in an effort to make the homes more in tune with what buyers want today.”

Other adjustments to the existing floor plans increased storage and kitchen counter space. Pocket doors were added in some rooms to enhance the flow of the space.

Single-family homes start in the mid $200,000s and patio homes and row homes start in the low $200,000s. Once complete, Northgate Village will have 219 row homes, patio homes and single-family homes.

“The single-family homes are low maintenance and have small yards that are easy to care for but the community has ample green space with pocket parks maintained by the homeowners association,” Bryant said. “The patio homes and row homes are maintenance-provided which includes lawn care and snow removal.”

Northgate Village is the result of a public/private partnership between North Kansas City and Hunt Midwest Residential. Modeled after some of the most well-known traditional neighborhoods in Kansas City and across the country, Northgate Villages provides the first modern housing option available in North Kansas City.

The master-planned development includes for-sale single-family homes and rowhomes, retail, for-rent apartments and senior housing. Rainen Development Company is developer of the apartments and senior housing.

Northgate Village is west of Macken Park, a popular North Kansas City gathering place, and is within walking distance of historic North Kansas City High School, the quaint shops and restaurants in downtown North Kansas City, the community center, city hall and public library. The variety of nearby attractions was augmented earlier this year when Waggin’ Trail Park, an off-leash dog park, opened across from the neighborhood on 32nd Street.

Amenities in Northgate Village include street trees, six pocket parks, themed brick entry monuments, ornamental street lighting and park benches and generous landscaping. Many single-family homes and rowhomes face the pocket parks and have addresses such as Gentry Park and Erie Park.

Northgate Village and North Kansas City are easily reached by Interstates 29 and 35, U.S. 169 and Missouri 9 highways.
