The Terrybrook Farms story began on a sun-drenched afternoon in 2013 when two of Kansas City’s best-known developers and builders wandered 160 acres at 171st and Switzer. Don Julian, founder and president of Don Julian Builders and the property’s owner, and Brian Rodrock, founder and chief executive officer of Rodrock Homes, realized their combined passion for developing and building originated from the same playbook.

“During that high-energy conversation, Brian and I exchanged ideas about what a community could look like on this prime swath of land,” Julian said. “Although his family’s long history in Kansas City of providing quality homes in premier communities is different from mine, it was clear we shared similar ideals and principles.”

Rodrock, a third-generation developer and builder, adds that it was the right place and the right time for him to join forces with Julian, whose company has been a household name in Kansas City for more than 40 years.

Bert purchased the land, which came with an old barn, situated on Terry Road outside Stanley, in 1951. Following Bert’s passing in 2001, the family farm was handed down to and operated by his children. Despite numerous offers from other parties to purchase the land, they decided to sell the property in 2005 to Don Julian – someone the Brooks children trusted with their childhood memories.

Tanya and Chad Barnes of Olathe found a place that fulfilled their dream when they discovered Terrybrook Farms.

“Our requirements were very specific,” Tanya Barnes said. “The home site needed to back to a green space; the layout needed to be a walkout and we wanted a cul-de-sac. We also wanted to have James Engle build one of his floor plans.”

The Barneses, Terrybrook Farms’ first buyers, purchased home site No. 13 in Maple Ridge – “our lucky number, I guess,” said Tanya Barnes. “It had everything on our checklist. We have two small children and had been looking for a long time in the Blue Valley School District and knew that Julian and Rodrock communities are excellent – quality, integrity and great amenities like pools.”
