There’s a community so distinctive that it’s the first — and last — stop thousands of homebuyers make. And there’s a place so popular among residents (who often convince family and friends to become neighbors) that expansion was necessary to accommodate all those clamoring to call it home.

This is Stonebridge, Rodrock Development’s largest and most impressive community in the company’s remarkable 35-year history.

Made up of four neighborhoods — Stonebridge Meadows, Stonebridge Trails, Stonebridge Park and Stonebridge Village — the greater Stonebridge community offers homeowners a haven, all ideally situated between Ridgeview and Black Bob along 167th Street. The community is so sought-after because it offers incomparable price points, unparalleled amenities and unmatched value protection.

The four neighborhoods have experienced a surge in growth as homebuyers discover all that Stonebridge has to offer. Fittingly, these communities are gearing up to welcome a strong 2015 with impressive inventory, new phases and an assortment of gorgeous spec and model homes open daily.

Stonebridge boasts some of the top Kansas City homebuilders, including James Engle Custom Homes, Summit Custom Homes, K.C. Builders & Design and more. When completed, it will include approximately 1,800 homes, ranging in size from 1,500 to 3,500 square feet and in price from the mid-$200,000s to $500,000-plus. Simply put, there’s a floor plan and price point to meet every homebuyer need.

But this is only part of what makes Stonebridge a standout. The amenities offered far exceed those offered in most neighborhoods. In total, the community has four pools (all zero-entry, one Olympic-sized with a slide); changing cabanas; basketball and volleyball areas; pergola-covered grills; picnic areas; several well-equipped children’s playgrounds; and two richly appointed clubhouses complete with workout facilities. Another bonus? The paved trails lead directly to Prairie Creek Elementary School, which has won the Governor’s Award an impressive three times. With all these premium extras, homebuyers turn to Stonebridge time and time again.

And Ann Knickrehm, a Rodrock marketing agent of more than 20 years, is thrilled to see that the cold weather isn’t keeping buyers at bay in Stonebridge Meadows.

“We’ve seen a big influx this month. Many said they were busy this past fall and winter getting their homes ready to put on the market just after the first of the year in order to beat the spring rush. And their timing is great: We have a number of new home sites, available this spring. And currently, we have daylight and cul-de-sac home sites available, ranging from $60,950 to $74,950.”

Still, those in need of more immediate occupancy won’t be disappointed, Knickrehm said. Stonebridge Meadows has a variety of homes under construction from immediate move-in to 100 days in reverse 11/2-story, 11/2-story and four- and five-bedroom two-story plans.

Stonebridge Trails is likewise seeing strong traffic. “Even with the cold weather we kept busy,” said Joan Jacquin, a longtime Rodrock marketing agent. “Our inventory is decreasing, as we’ve been fortunate in sales, but we still have some great bargains. Our price range is $325,000 and up, with 30 days to immediate occupancy on most speculative homes. We’re showing four-bedroom, 31/2-baths and five bedrooms with four baths. Of course, all our homes come with fully sodded yards and a generous landscaping allowance.”

And excitingly, the second phase of Stonebridge Trails is now open and ready for lot reservations. “We have four homes under contract and one lot reservation,” Jacquin said. “The home sites are unimaginable in this phase. Many back to green space with trees in the rear, and there are cul-de-sac sites and many others. We truly expect that based on the interest in Stonebridge Trails, they will be under contract very soon.”

Stonebridge Park is also enjoying some big enthusiasm surrounding its latest phase, which consists of 70 new lots, priced anywhere from $69,950 to $113,950.

“More than 10 of these lots have already sold with several more being reserved,” said Rodrock marketing agent Julie Parman. “And it’s easy to see why. We have some beautiful treed lots and many backing to green space. And we’re thrilled that our inventory is also growing; there will be four new models available to tour by summer, with models by James Engle Custom Homes, D & M Homes, KC Builder & Design and Hilmann Homes.”

And finally, Stonebridge Village, with its distinctive carriage homes, is seeing a surge in inventory. Designed by award-winning architects Nearing, Staats, Prelogar and Jones, each of the charming Carriage Houses boasts inviting front porches, rear-entry garages and extremely open floor plans, all at the astonishing price point of $260,000 to $300,000. And for a low monthly fee, all maintenance is seen to — leaving homeowners more time to entertain, spend time with their families or give back to the community.

There are currently eight homes available, in both reverse 11/2-story and classic 11/2-story. The Carriage Houses offer vaulted ceilings, hardwood floors, granite counter tops, and a once-in-a-lifetime opportunity to be part of the larger Stonebridge community at an extremely affordable price. As an added bonus, there’s a special offer of a $5,000 builder upgrade on currently completed models.

The new year is starting off strong at Stonebridge, where demand has warranted new phases and increased inventory, all in a community that has something for families of every size and every stage of life.
