Those qualities explain how SAB Homes initially had 12 homes open for viewing in the annual Spring Parade of Homes by the Home Builders Association of Greater Kansas City, but only eight are left to see. The other four have already been sold.

Still, there are several exciting floor plans by SAB Homes to view during the Spring Parade of Homes, which runs now through May 8.

Annually, SAB Homes collects several awards from the Parade of Homes for its designs. This year they probably will add to their trophy case.

One of the innovative new floor plans is the Stratoga. There is a Stratoga model open in the Lee’s Summit Eagle Creek subdivision, designed by Charlene Smith and another Stratoga in the Woodneath Farms subdivision in Kansas City north, designed by Megan Gensky.

The four bedrooms, 3 ½ bathrooms are part of the 2,670 square-foot plan. It includes a main floor master bedroom, formal dining room, granite in all bathrooms and kitchen. In addition, there is a hidden walk-in pantry, stainless steel appliances, laundry room options on both levels and a covered patio. One reason the Stratoga model is so popular with homebuyers is its open and spacious floor plan.

The tall ceilings, oversized trio of windows and fireplace wall make a stunning statement in the great room. The chef has plenty of room to spread out, while the family gathers round the large island. The breakfast nook and formal dining room offer additional entertaining space. At the garage entry is a powder room and a mud bench to catch clutter. The master suite has a four-piece bath and large walk-in closet with optional access to the adjacent laundry room. Upstairs there are three extra bedrooms, each with unique details and a walk-in bedroom. A large loft space is a perfect office or bonus room. Another laundry room is at the top of the stairs to serve the upper level.

When it comes to finishing a home, there are so many choices to make when it comes to tiles, carpet and interior colors. SAB Homes makes those selections easier because designers Charlene Smith, Katie Reece and Megan Gensky are on staff. Home buyers can see all of their choices in one place at the SAB Homes office in Lee’s Summit. The upstairs has a selection meeting space, and they have a vast array of samples of wood floors and tile. You can see all of your selections in one place, making those decisions much easier.

Reece is also working on the Riviera, which is in the Eagle Creek subdivision. The Riviera is a popular ranch reverse that has a master bedroom on the main, huge lower level which has room for a bar, a game room, family room and two extra bedrooms.

Open space is also the theme of the Riviera. The great room is open to the kitchen and dining area. High ceilings and large windows make the great room feel even bigger. A generously sized island and pantry, and loads of cabinetry make the kitchen great for family and entertaining.

At the garage entry is a mud bench and closet for plenty of storage options. The master suite has a four-piece bathroom and an extra-large closet. The main floor covered deck is accessible from the dining area and the master bedroom.

The main floor also has a guest bedroom with complete bath. The lower level has tons of room for an extra-large family room, a powder room, two extra bedrooms and a shared bath with private vanities.

The Westhampton is in one of the SAB Homes’ maintenance-provided subdivisions, Siena at Longview, and the interior design is provided by Charlene Smith of Excel Design. This floor plan offers everything you need in a ranch reverse. This picturesque community features maintenance-free stucco exteriors with beautiful tile roofs, similar to many historic structures found in old Longview Farms.

The Charleston is another popular floor plan by SAB Homes. The one that was slated for the Parade of Homes in the Winterset Valley community in Lee’s Summit was sold.

The 1½-story home has five bedrooms and has all the space you need. The main floor includes a large great room with built-ins flanking the fireplace, a large kitchen, study/dining room, breakfast nook, guest bedroom, full bath and covered deck.

The chef’s kitchen has ample cabinet space, a large island and spacious pantry. Clutter can be kept at bay with a mud bench and closet near the garage entry. The upstairs includes the master suite, three bedrooms, each with walk-in closets and vanity space, two full baths and a laundry room.

The master suite has a private feeling that begins at the set of stairs at the entry. The four-piece bath leads to the huge walk-in closet.
