Luxurious, upscale, maintenance-provided townhomes with features and finishes that one would expect to find in a high price point single-family home, but at a more affordable price, are just the beginning of what you will find at Leabrooke Town Manor.

Located in Leawood just off of Kenneth Road and 148th Street, this new, boutique community built by Taylor Sterling Construction Company offers a variety of distinct design styles to suit a wide range of buyers from single professionals, to families with young children, to empty-nesters and retirees.

After looking at well over 30 different home options, Leabrooke Town Manor resident Amy Cohn, was wowed the instant she walked in the door.

“Every single thing – from the countertops to the fixtures, paint color, carpets and more – was what I would have picked if I was building a house in Kansas City,” she said. “It was nothing I had ever seen before.”

The upscale interior features include 3 ½ inch select white oak hardwood floors, custom knotty alder cabinetry, crown molding, iron spindles, oak tread and designer carpet on the stairs, quiet floor system, upgraded 12x24 inch tile in the bathrooms, stone or tile fireplaces, built-in bookcases and beautiful wood treatment on many of the ceilings.

The state-of-the-art kitchen offers granite or quartz countertops with a generous breakfast bar allowing for a secondary eating area, and stainless steel appliances complete with a gas self-cleaning range. All homes feature granite or marble vanity tops in the bathrooms, and some have soaker tubs in the master bath.

Unique floor plans are offered encompassing three and four bedrooms, all with master suites on the main level. Available designs include a choice of 1½-story or reverse plans with daylight, walk out or egress lower levels. Homes start at $329,000.

The reverse 1½-story plan offers the master bedroom and laundry on the main floor, boasting a spacious lower level which includes two bedrooms, a full bathroom, roomy living area, separate storage rooms and egress, daylight or walkout access.

The 1½ story-plan also offers the master bedroom and laundry on the main floor with an upstairs that includes two bedrooms, a full bathroom, spacious loft, additional closets, with some having bay windows and window seats. The Thomasbrook 1½-story plan has an additional bedroom on the main floor which could also be used as an office. All 1½-story homes feature a full basement with pre-plumbing for a future bath.

Every home includes a textured stucco and stone exterior, lush landscaped yard and features either a private deck or patio. All homes include an attached two-car garage with 8-foot insulated doors and Lift Master belt driven openers. Only one home remains with a three car garage.

“Knowing many of our buyers are moving from single family homes with custom finishes, we have designed and built luxurious townhomes to include the fine finishes that they are already accustomed to,” said Dan Taylor, the builder of the community. “What’s more, we’ve already included these upgrades as standard in our list price.”

According to Patty Hummel, who markets the community for ReeceNichols, “The residents enjoy the relaxing lock-and-leave lifestyle where all the routine duties associated with typical homeownership are covered under the monthly homeowner association dues.”

This includes mowing, edging, trimming, fertilizing and weeding of lawns, pruning of all trees and bushes, snow removal, annual start-up, winterization and repair of the lawn sprinkler system, repair and replacement of roof and gutters.

The dues also cover water and sewer, trash collection, fire and property liability insurance encompassing the home, fixtures, and equipment such as the HVAC.

“Leabrooke Town Manor residents also enjoy a wealth of outdoor amenities offered by the Leabrooke Master HOA for an annual fee, which include a swimming pool, Sport Court with tennis and basketball, stocked fishing pond, and club house with exercise facility,” said Hummel. “In addition, Leabrooke Town Manor offers close proximity to the fabulous Ironwoods Park and feeds into the Blue Valley School District.”

In addition to the completed townhomes, there are several in the early stages of construction, so buyers can choose their stain and paint colors, granite, carpet and other options that meet their particular needs, desires, and lifestyle.
