Studies show that homes with a certification from the Residential Energy Services Network (RESNET) have a 30 percent higher resale value than their noncertified counterparts. An EnergySmart Builder is required to meet the most current International Energy Conservation Code, even if the local building code does not require it. Brookfield Residential is one of only 11 RESNET certified builders in Missouri, and one of seven in Kansas.
A home’s energy efficiency is measured with the Home Energy Rating System (HERS) Index, a nationally recognized system for inspecting and calculating a home’s energy performance. EnergySmart Builders work closely with HERS raters to ensure the home is built up to standard. The HERS index ranges from 0 to 150, with the higher number representing higher energy usage. Most existing homes in Kansas City fall into the 100-125 range. In Kansas City, new homes are required to have a HERS index rating of 85. Brookfield Residential homes have index ratings between 59 and 65.

For the consumer, a lower HERS rating means lower energy costs. Langenhorst estimates that a one-point drop on the index translates to a 1 percent drop in overall utility cost annually for the homebuyer.
