Grayson Place offers distinctive options for all families

“A reprieve from cookie-cutter neighborhoods in a close-knit community with home styles that suit every family’s distinctive needs.” This sounds like a big order, especially given the housing market today. But this is exactly what Grayson Place delivers, which is why homebuyers are flocking to this Rodrock Development, situated on a pristine bit of prairie at 119th Street and Lone Elm Road in western Olathe.

“From first-time homebuyers to those looking to retire, we truly have something for everyone: two-story homes, ranches, reverse ranches and maintenance-free villas.” said Mike Slaven, a Rodrock marketing agent of more than 20 years. “And what’s more, we’re in the unique position of having fantastic inventory in a wide variety of floor plans and price ranges. Yet varied home styles are only the beginning: With a community park and pond, two fantastic pools, a richly appointed clubhouse and brand new elementary school, this neighborhood provides a suburban haven for families of every shape and size.

It’s for this reason that Skeet Jameson, owner of James III Homes, is such a believer in Grayson Place. The company has an impressive nine new homes under construction in the community.

But there’s more to the community than just gorgeous single-family homes. And in particular, the community has received high interest in two exciting offerings: single-family and attached homes with maintenance provided at a nominal fee.

The Ranch Villas of Grayson Place feature two new twin villa plans by Darol Rodrock Homes: The Kingston and The Blakely. The twin villas are connected via the garage alone, providing both privacy and sound insulation. Both are reverse 11/2-story, with the Kingston offering four bedrooms and 31/2 bathrooms, and The Blakely featuring three bedrooms and three bathrooms. The cottage-inspired homes feature quaint front porches, perfect for visiting; vaulted ceilings; and energy-efficient construction.

“We’ve been getting a lot of interest in the maintenance-provided, multifamily product and Darol Rodrock Homes is excited to be a part of such a wonderful neighborhood,” said Phillip Sanders, president of Darol Rodrock Homes. “The size and quality of these homes far exceeds what you’d find in most maintenance-free communities. Four new villas are slated to begin construction shortly.

Still, varied home styles and maintenance packages are only the beginning: Grayson Place feels like home, with its expanded amenities, beautiful rolling land and one of the strongest Rodrock Moms’ Councils in existence.

All of this and more appealed highly to the O’Dell family, who moved to Grayson Place in May. The family had lived in the area for the last six years but wanted to move closer to the new elementary school, Millbrooke. The family found their perfect lot in Grayson Place and built from the ground up.

“While we were looking in on the house’s progress, we pulled onto our street and everyone was out — children playing, parents chatting,” Stefanie O’Dell said. “Everyone was so friendly, so welcoming.”

The O’Dell family only moved into their five-bedroom, four-bathroom home on May 30, but they’ve already fallen in love with all that the Moms’ Council has to offer.

“There are so many fun things the neighborhood does,” O’Dell said. “There are movie nights, the holiday hayride and so many special events, which are really important to us because we have two small children.”
