A highly anticipated new construction phase has recently started in Canyon Creek Highlands, one of four distinctive enclaves found within Canyon Creek, a premier metropolitan community providing homebuyers with a vibrant lifestyle and a remarkable living environment.

Located just off Kansas 10 highway, one mile west of Kansas 7, this master-planned residential community has been thoughtfully planned with an eye for natural beauty, and features more than 70 acres of adjacent wooded parkland that create a serene environment.

Throughout Canyon Creek, there are a multitude of desirable home sites available, including treed, lakefront, greenbelt, walkout and daylight lots situated on curving streets and private cul-de-sacs, carefully designed to respect the contours of the land and oriented to provide views of open space.

In addition to Canyon Creek Highlands, the other distinctive enclaves are: Canyon Creek by the Lake, Canyon Creek by the Park, and Canyon Creek Shores. Prices in all of the enclaves range from the $300,000s to over $1 million, with plans including two-story, 1 1/2-story and reverse 1 1/2-story designs.

New construction has also started in the new Canyon Creek Shores phase, situated just north of Mize Lake. Here prospective buyers will find 13 highly coveted, secluded and heavily treed, over  ½-acre walkout, lakefront homesites.

According to MaraDona Wood, who markets the development with partner Debbie Sinclair, sales have been brisk. “In 2015, we wrote over 62 new home sales contracts, which has made us quickly become a leader in new home sales communities.”

Due to growing popularity and unprecedented success during the Fall Parade, choice building sites are going fast, so customers must act quickly to reserve their preferred lot. “In February alone we have sold eight homes,” Wood said, “and with our projections for 2016, we’re headed to numbers well above that.”

Canyon Creek’s six-home, fully furnished model row was the most awarded model row in the Kansas City metro area, receiving 10 awards during last year’s Fall Parade of Homes.

Current available inventory includes 20 finished spec homes, with more soon to be available within 30, 60 and 90 days

Lot prices range from the upper $60,000s to the mid-$100,000s.

Residents of Canyon Creek Lake, Park and Shores can enjoy a three-acre amenity complex featuring a large free-form pool, replete with a sparkling fountain, and swimming area with a shallow “reef ledge” feature. Experience an expansive deck with ample room for sunbathers, a striking pergola and a handsome prairie-style cabana building flanked by two covered porches that offer a shady reprieve from the sun.

Other recreational features include a park-grade playground, basketball court and a large, open play field for recreational soccer, softball, Frisbee and football.

Canyon Creek Highlands offers residents a community pool featuring a gradually sloped beach entry welcoming children and parents alike, and an attractive Tuscan-styled cabana featuring a covered seating area for gatherings. Highlands residents can also enjoy two private lakes with private walking trails, and greenspace. Other recreational features include a basketball court.

Next to Canyon Creek, paved trails along the forested shoreline of seven-acre Mize Park Lake are enjoyed daily by resident walkers, joggers, bicyclers, fishermen and nature lovers.

Besides the community itself, a great deal of buyers are attracted to Canyon Creek because of its excellent schools – Cedar Creek Elementary, Mission Trail Middle, Olathe Northwest, and neighboring St. James Academy – and close access to 7 Highway and 10 Highway, making it easy to get anywhere in Kansas City. With an expected date of completion for the 2017-18 school year, resident students will soon be able to attend the new Canyon Creek Elementary. “With all of the new development on Renner Road and Lenexa City Center, new restaurants, entertainment, retail businesses, recreational opportunities in Olathe off of Woodland,” said Sinclair, “the Canyon Creek residents have all of the lifestyle amenities they need and desire so close to home.”

When deciding to purchase a home in a Prime Development community, prospective buyers can feel secure they are investing in a Johnson County-based real estate company with a long-running, financially secure history. Prime Development’s success through good and trying economic times is rooted in a philosophy of providing the right product in the right location at the right price, and building distinctive neighborhoods that exceed customer expectations.
