Chapman Farms is a prime location for families
Lakeside, Greenbriar and the Shores, three neighborhoods at Chapman Farms and all exclusively built by Summit Custom Homes, are in full summer swing. The communities, located at Missouri 7 highway and Colbern Road in Lee’s Summit, recently announced the completion of a trail system around the lake they share and a new playground.
These new amenities, along with the communities’ pool and proximity to Blue Springs Lake, Lake Jacomo, Fleming Park, recreational facilities, renowned sports facilities, golf courses, nature parks and ball parks make them prime locations for families who want to live near a broad range of fun activities.
“I hear from our current homeowners all of the time that everyone in the community is so nice, the neighbors are great, and their children have become friends with the neighbors’ children,” said community manager Patty McDole. “This is truly an all-around excellent community for families. Plus, with the addition of the new amenities and the pool, now is a great time for interested buyers to come see what the community is like ‘in action.’ I know they’ll find that they love it.”
At Lakeside at Chapman Farms, Summit has three models and seven available homes: two are completed and ready for buyers who would like a quick move-in, a Preston Ridge IV and a Cotton Creek plan. Five are in various stages of the building process, ready for buyers who prefer to add more of their own personal design touches. Those plans include Sheffield, Sterling, Pebblebrook, Preston Ridge V and Windsor Hills.

“We have a good mix of homes that are in the early and middle stages of the building process, plus homes that are complete,” said Jill Murphy, Chapman Farms’ other community manager. “So, there truly is something for everyone, whether you desire a home that is ready to go, or one that will allow you some personal design selections, you will find it in Chapman Farms.”
In The Shores at Chapman Farms, Summit has seven available or soon to be available homes. Three are move-in ready, including an Ashland two-story with an open and inviting living area, and two Preston Ridge IV two-story, five-bedroom plans. The Preston Ridge IV is one of Summit’s most sought-after homes. In addition, five new homes are in various stages of the construction process, including a Riverton, Cotton Creek IV, Bristol Ridge and Cherry Creek II plan.
As for high demand lake lots that are available for building, McDole said, “We had a total of 33 lake lots, and now we only have 14 left. We also have some great cul-de-sac lots available, many backing to trees. I would not want anyone to miss out on the home and location of their dreams. We will take a lot reservation for only $1,000 and we’ll hold it for two weeks until you decide on the floor plan you want and sign a contract to build.”
Summit Custom Homes builds with formaldehyde-free insulation products, Sherwin-Williams low V.O.C. paints and sealants, a poly vapor retarder under the basement floor slab, low V.O.C. glues and wood products, Shawn Green Edge carpeting, Mapei tile grout with Bio-Block anti-microbial protection and a number of other products which promote healthier indoor air quality.
“It’s so important to us that our homes are safe,” said Kevin Stucker, Summit Custom Homes’ vice president of sales and marketing. “We have families. We know how important it is to protect our loved ones. That’s why we treat our buyers’ homes as we would our own homes. They truly are built with concern for the people who will be living in them.”
Summit Custom Homes’ proprietary Green Build Advantage program, coupled with its relentless dedication to providing outstanding personalized customer service, have made it the Kansas City area’s top selling home builder.
Among Summit’s standard features are stucco and stone veneer front elevations; three-car garages; wide-plank hardwood flooring in all main-floor traffic areas; kitchen islands with custom-made designer cabinetry; rubbed-copper wrought-iron stair spindles; spa master bathrooms with tiled flooring and oversized tiled walk-in showers with dual shower heads; premium Delta plumbing fixtures; stainless steel GE kitchen appliances; and an industry-leading 10-year structural home warranty, to name a few.
“I can say with certainty that each of the available homes will be beautiful, and what’s even more important is that they are built with Summit Custom Homes’ proprietary Green Build Advantage,” Murphy said. “They’re more energy-efficient than other homes, which will save buyers money on their utility bills. The quality of the homes in addition to the fantastic amenities offered in Chapman Farms make this an unbeatable value, and an impressive community.”
Children who live in Chapman Farms attend schools in the award-winning Lee’s Summit R-7 School District. Homes are priced from the mid $200,000s to the upper $400,000s.
