Fairway Ridge offers wooded home sites, new home

Homebuyers who can’t decide between the seclusion and natural beauty of a home in the country or the convenience of living in the city should consider a home in Fairway Ridge Estates.

The picturesque community features a newly built home in Belton, just seven minutes from the shopping, entertainment and dining options at 135th Street and State Line Road. Also nearby is the new Honeywell plant.

Although more than half the homes have sold in the neighborhood, one home is available and ready for someone to move right in. AAA Exterior Remodeling built the community’s model at 409 E. 166th Court to take full advantage of Fairway Ridge Estates’ beautiful, wooded views, said Realtor Mike Miller. The builder took advantage of all that natural light by placing solar panels on the roof and wiring them into the electrical panel. Any of the generated electricity not used by the homeowner is bought back by KCP&L.

“The solar panels will greatly reduce the cost of electricity for the home,” Miller said. “There is also an electrical outlet in the garage so a car could be plugged into it.”

In addition to the green upgrades, the new homeowners will also enjoy the green, wooded views and a small creek from the walkout lower level recreation room, oversized deck or patio. The 2,443-square-foot home, priced at $287,500, has four bedrooms, three bathrooms, wood floors, fireplace and granite throughout the kitchen and baths. There is even space available for a fifth bedroom in the lower level.

“Many developers start building a subdivision by first leveling the land,” Miller said. “Developers knew it was important to keep this beautiful wooded acreage intact, so they planned each lot to maximize the beautiful terrain and mature trees we offer.”

In addition to giving homes a secluded feel, this approach created opportunities for walkout basements, as well as sweeping views of the area’s rolling hills and the adjacent Loch Lloyd golf course. Many of the remaining home sites have golf course views, back to a charming stream or overlook the community’s four acres of wooded green space.

Buyers may pick their favorite lot and bring their own builder, subject to some restrictions. When completed, Fairway Ridge will have 63 homes. Twenty-four wooded home sites remain available.

One advantage of living in Fairway Ridge is the lower taxes found in Cass County, being within a short drive of Johnson County and access to U.S. 71. Interstate 49 is less than 10 minutes away. Fairway Ridge is in the Belton School District and children attend Hillcrest Elementary, Yeokum Middle and Belton High schools.
