Homebuyers seeking the maintenance-provided lifestyle secluded from the hustle and bustle of the city may have had difficulty finding exactly what they want. But once they discover Meadowood of The Good Ranch, their search will be over.

Meadowood’s first two phases offer 85 maintenance-provided single-family homes in Raymore and are part of the 1,700-acre Good Ranch master-planned community. All of the homes in the first phase have been sold and construction in the second phase is well underway.

Reeve Marksbury, the project manager, said 34 home sites remain in the second phase, 13 of which are walkout sites. A third phase eventually will add another 28 home sites.

Three homes are currently available, with prices starting in the $240,000s, all built by Dahmer Construction, an award-winning builder that has been active in The Good Ranch since its inception in 1996.

All three plans are ranches with three bedrooms and 21/2 bathrooms, ranging in size from 1,600 to 1,700 square feet. Two have open floor plans and the third has a modified open plan. One of the plans features the master suite on one side of the home and the other two bedrooms on the opposite side, allowing for maximum privacy.

All of the homes have hardwood floors, custom cabinets, granite kitchen counters and tiled bathrooms with marble counters. Crown molding and headers above the windows add the special details that are hallmarks of Dahmer Construction.

Convenience is another Dahmer Construction specialty and is found in the master suite that flows from the bath through the large master closet to the laundry room. The large walk-in kitchen pantries also have pass-throughs to the garage for ease in unloading groceries.

Although all of the homes currently available are ranch plans, the basements can be finished for additional living space. The available walkout home sites also allow for building reverse ranch plans.

All of the homes in Meadowood are situated on ample lots and home sites are clustered to provide a sweeping, rich natural backdrop of woodlands and meadows behind each lot.

“This open land area with trees provides an unusual buffer area behind each house that creates a more rural atmosphere with emphasis on natural vistas,” Marksbury said.

Provided maintenance fees of $80 monthly and paid quarterly cover lawn care and snow removal for snowfall of 2 inches or more. This frees residents from weekly chores so they can enjoy amenities at The Good Ranch that include use of the extensive Raymore trail system that runs throughout The Good Ranch, time at the lake and worry-free travel.

Although Meadowood has a rural atmosphere, it is minutes from shopping and services in Raymore, a burgeoning suburb. Easy access to Interstate 49/U.S. 71 allows residents to quickly reach the Country Club Plaza, downtown Kansas City, Johnson County and Lee’s Summit. The Good Ranch has future plans for retail shopping, dining and entertainment.

Meadowood has drawn interest not only from those who want to downsize and empty-nesters, but also is perfect for busy professionals and families who want to be freed from maintenance chores. It is in the highly rated Raymore-Peculiar School District.

“Many of the Meadowood residents have moved here because their children live nearby,” Marksbury said. “They like being able to travel knowing that their lawns will be mowed or the snow shoveled so that they don’t have to worry about maintenance while they are away.”

Marksbury said Meadowood also appeals to people who spend summer weekends at Missouri lakes because the provided maintenance gives them more free time.

The Good Ranch is a master-planned development that once was a horse and cattle ranch owned by the Owen/Good family. It is being developed as a partnership with the Good family and Jim Otis, an architect, planner and national developer.

The Good Ranch is one of the largest master-planned developments in the Kansas City area. The design includes more than 350 acres of open green space for parks and recreational uses, as well as school and other governmental uses. The Good Ranch eventually will include office parks, restaurants and retail centers, as well as the residential areas.
