Located adjacent to beautiful Ironwoods Park off Kenneth Road and 148th Street, Leabrooke Town Manor has just opened a new phase consisting of 12 spectacular new homes.

Of the 12 homes, all reverse-1 1/2-story designs, six are brand new floor plans, and six will be situated on walkout lots.

The Mayfair II, with the master bedroom and laundry on the main floor, and two bedrooms, a full bathroom, and a rec room on the lower level, features an expanded garage to accommodate a motorcycle or additional storage.

The Coventry II has been expanded to include additional living space. This increase in area features a generous laundry room with a cubby, coat closet, and a large walk-in pantry. The master bedroom is located on the main floor, and this plan also encompasses two bedrooms, a full bathroom, and a rec room on the lower level.

The Leabrooke II, a three-bedroom, 2 1/2-bathroom floor plan, has also been expanded to include a large walk-in pantry, as well as a spacious third car garage with a separate 8-foot single garage door. An optional feature available with this home is the ability to convert the designated laundry room, which has a window, into an office, and still retain the laundry room on the main floor located next to the master bedroom. Homeowners will enjoy a great deal of bonus green space and upgraded landscaping in the front of the home, plus a beautiful winding sidewalk that leads to the driveway.

According to Patty Hummel, who markets the community for ReeceNichols, “One of the most appealing aspects of the homes in this new phase is that they have been situated to include more area between the buildings, allowing for additional green space and landscaping which enhances the sense of more privacy for each homeowner.”

The upscale interior features throughout Leabrooke Town Manor community include upgraded 3 ½ inch hardwood oak floors, custom knotty alder cabinetry, brushed nickel or oil rubbed hardware, crown molding, iron spindles, oak tread and designer carpet on the stairs, upgraded 12x24 inch tile in the bathrooms, stone or tile fireplaces, built-in bookcases, and beautiful wood treatment on many of the ceilings.

The state-of-the-art kitchens offer granite or quartz countertops with a generous breakfast bar allowing for a secondary eating area, and a stainless steel appliance package complete with a gas self-cleaning range. All homes feature granite or marble vanity tops in the bathrooms, and some include soaker tubs.

Each home is highlighted by a textured stucco and rock exterior, a lush landscaped yard, and a private deck or patio. All homes include an attached two-car garage with 8-foot insulated doors and Lift Master belt driven openers. Two of the homes boast three-car garages.

“The daylight version of the homes in this new phase will feature an expanded egress well on all lower level windows, allowing for additional light, in turn, capturing a feeling of first-floor living,” said Hummel. “The Coventry lower level living area has an option to include a centered fireplace enveloped by a pair of large windows that look out into the landscaped well, complete with up-lighted ornamental trees.”

The monthly homeowner dues include fire and property liability insurance covering the home, fixtures, and equipment such as the HVAC; resident water and sewer; repair and replacement of roof and gutters; mowing, edging, trimming, fertilizing and weeding of lawns; pruning of all trees and bushes; snow removal; and annual start-up, winterization and repair of the lawn sprinkler system.

The annual Leabrooke Master HOA dues include trash pick-up, the swimming pool, Sport Court with tennis and basketball, a stocked fishing pond, and the clubhouse with an exercise facility.

As one of Leawood’s most desirable neighborhoods, and conveniently located within a few minutes’ drive of numerous grocery stores, major retailers, restaurants, urgent care clinics, and many major highways, Leabrooke Town Manor attracts a wide array of prospective homebuyers from single professionals to families with young children, empty-nesters, and retirees desiring a maintenance-provided lifestyle. Residents needing a more urban fix will find unique artistic and entertainment options at nearby Park Place, Town Center Plaza and Town Center Crossing, and Prairie Fire.
