Estates of Wolf Creek is within walking distance of schools
Sales are going strong at The Estates of Wolf Creek and one of the major drawing cards for this Spring Hill community is the schools. Wolf Creek Elementary, which just completed its first year, is right in the subdivision and Spring Hill High School is within an easy walk.
Teachers, administrators, students and parents are all enthusiastic about Wolf Creek Elementary’s first year and are looking forward to its second. Classrooms had an average of 21 students and more than 98 percent of the parents participated in the fall and winter parent-teacher conferences. The Watch D.O.G.S. program, designed to encourage fathers to volunteer at the school, was so popular that it has a waiting list of dads eager to help out and the Parent-Teacher Organization experienced high participation.
Spring Hill High School is just a couple of blocks from the Estates of Wolf Creek. Both schools are in The Spring Hill School District, which has earned 26 Standard of Excellence Awards and two Governor’s Achievement awards.
Homebuyers who want to move to the Estates of Wolf Creek before school starts in the fall should visit soon to view available homes. Brent Kendrick, who markets the community for the Scottie Broderick Team of RE/MAX State Line, said a variety of homes are available with varying timelines for completion, from immediately available to 90 days from completion.
Kendrick cautioned that once buyers find their perfect home, they shouldn’t hesitate to purchase it. “As soon as we get a spec built, it is usually under contract.”
Construction continues to be brisk in the community, with two two-story homes and a new reverse ranch floor plan now under way. Prices are anticipated to start in the low $300,000s.
New floor plans are being developed to meet buyers’ wishes, including a reverse ranch plan and two new two-story plans, and existing floor plans are being updated and enhanced.
In fact, the developer is taking another look at the entire community. “We are redesigning the master plan of our community to meet the needs of today’s buyers,” said developer and builder Robert Garver.
Special incentives are being offered on two of the immediately available homes, an opportunity that buyers won’t want to miss. If buyers sign a full-price contract of $318,500 by June 30 for Garver’s Rockwood plan, he will finish a recreation room in the lower level at no additional charge.
The Rockwood is a two-story home with four bedrooms, 31/2 bathrooms and three-car garage. The lower level recreation room would add about 600 square feet to the 2,600 square feet of living space on the other levels.
If buyers are interested in a home emphasizing main-level living, builder Kelly Dunn’s Dunwood reverse ranch has been significantly reduced in price, from the original $337,500 to $319,000 for anyone who signs a contract by June 30.
The Dunwood is the largest reverse ranch plan in The Estates of Wolf Creek with 3,096 square feet that includes three bedrooms, including the master suite, and two bathrooms on the main level as well as two additional bedrooms and another bathroom on the lower level.
The open design of the main level includes a living room and dining room, as well as a walk-in pantry. A large recreation room and ample storage completes the lower level. It also has a tandem three-car garage.
If buyers want to have a home custom-built, this is the best time to start the process.
“It takes about five months to build a home, if it is started during warm weather when delays are infrequent,” said co-marketing agent Molly Garver.
In addition to quality homes with award-winning designs, Wolf Creek offers numerous amenities, including walking trails, an existing five-acre stocked lake and another planned, a swimming pool complete with cabana, and a play area.

Homebuyers who choose to have a home custom built in Wolf Creek will be pleased to know that if they use preferred lender EverBank, they can take advantage of extended lock-rate options of up to 270 days (nine months) that offer a float-down option one time if interest rates decline.
EverBank also has a Lock and Shop plan, which allows buyers to lock in today’s interest rate and remove the stress of rate fluctuations. The rate is locked for 90 days and also offers a one-time float-down if rates fall.
Because The Estates of Wolf Creek offers such a wide spectrum of floor plans, it has drawn a diversity of residents that includes singles, families, empty-nesters and retirees. The community is near access to U.S. 69 and U.S. 169 highways, allowing residents to quickly reach all parts of the metropolitan area, and is only about 10 minutes south of Olathe.
