Activity is booming at Persimmon Pointe

Early last year, Prime Development Land Company joined with three of Kansas City’s leading builders to revitalize one of northwest Olathe’s popular communities. Last fall it launched a major building program in the final phase of Persimmon Pointe, which has been a popular destination for new-home buyers.

Today Persimmon Pointe is bustling again with custom-built and speculative home construction activity.

Summit Custom Homes has just announced it will begin building six additional spec homes for purchase. These specs will include two-story and reverse 11/2-story plans, as well as a true ranch plan.

Dusselier and Marks Homes will also begin building two additional reverse 11/2-story specs, which have been popular among recent buyers. With these specs in early stages of development, now is the time for buyers to meet with builders to make design changes to fit their lifestyle needs.

Three furnished model homes by Summit Custom Homes, Prieb Homes and Sallee Homes are open for touring. Nine new spec homes are currently available for purchase. They represent five two-story plans and three reverse 11/2-story plans, priced from $271,950 to the low $300,000s.

“Persimmon Pointe is one of the only new-home communities at this price range to display three fully-furnished models,” said Teresa Acklin, community sales manager.

Several plans are available for immediate move-in or scheduled for completion within 30 days; others will be finished within the next few months.

Buyers who want a home built to their specifications can choose from more than 40 available home sites, many of which are suited for walkout and daylight basements. Most lots are priced in the mid $50,000s, values hard to find in today’s market.

As Johnson County has grown over the past few decades, prices of new homes in Olathe have increased steadily. In 2012, the average price of a new home in the city rose to over $340,000. Today, Persimmon Pointe is one of the few places where buyers still can find new single-family homes priced in the upper $200,000s and with land prices and building costs increasing, it could be one of the last.

Persimmon Pointe is located in an unspoiled corner of northwest Olathe at 127th Street and Hedge Lane, just one mile west of Kansas 7.
