Brampton West attracks buyers with parks in mind
Located just south of Lake Lenexa and between two popular city parks, Brampton West continues to be one of Lenexa’s most active residential communities in construction and sales.
Situated northwest of Prairie Star Parkway and Monticello between Lake Lenexa, Black Hoof Park and Buffalo Meadows Park, this boutique 56-lot community features homes built exclusively by Prieb Homes.
According to Greg Prieb II, president of Prieb Homes, the homes here — ranging from the $270,000s to the $340,000s-plus — are in a highly sought-after price range hard to come by for new home construction in Lenexa.
“There was not a lot of housing availability or options in this price range prior to Prieb Homes’ entry with Brampton West,” Prieb said. “Our goal is to provide quality housing options at prices that are in short supply.”
During the Home Builders Association of Greater Kansas City’s 2014 Spring Parade of Homes, the Brampton West community featured multiple entries, drawing several hundred visitors and resulting in a number of home sales.
Currently, prospective buyers will find a wide array of homes under construction from 180 days until completion to immediate occupancy. Only 16 lots remain before the community is completely sold out, so prospective homeowners can still find options for customization. However, time is of the essence.
Although labor and material costs have consistently risen due to the marked increase of construction and sales activity, Prieb Homes’ long-standing relationships with well-known subcontractors like Sun Lumber, Weber Carpet, Amber Roofing, Kinny’s Plumbing and RockTops Granite help provide pricing stability.
“Having reliable subcontractors who do outstanding, quality work is essential to meeting closing dates on time for our buyers,” Prieb said.
Additional advantages to living in the Brampton West community include schools in the highly rated Olathe School District, multiple city parks within close walking distance and easy access to Kansas 7 and Kansas 10 highways.
Prieb Homes is currently offering over five different floor plans, each with its own distinctive characteristics and charm.
All homes feature beautiful granite kitchen counter tops, random-width distressed hardwood floors, tile bathrooms, knock-down ceilings and stained and raised vanities in the master and first-floor bathrooms.
“Wherever possible, we also offer mudrooms off the garage, walk-in showers, large pantries and utility rooms with access to the master bedroom closets and upstairs hallways,” Prieb said.
Boot benches, linen closets, kitchen islands with room for bar stools and pendant lighting are other popular features.
“These features are included as standard features because homebuyers have been requesting them,” said Marti Lilja, an agent with Reece & Nichols Realtors and the community manager for Brampton West, “but also because they make a big difference in comfort and enjoyment.”
Continuing with the success of Brampton West, Prieb Homes has been well on its way to establishing a presence in the Woodland Manor community in Olathe, located one mile south of Kansas 10 on Woodland Road, and in the Estates of Highland Ridge in Shawnee, situated about two miles northwest of Johnson Drive and Kansas 7.
“We have been encountering multiple home sales very early on in both communities, which isn’t surprising considering the location and pricing,” said Prieb. “They are both also close to great schools, good highway access and feature community amenities that create a lifestyle attractive to people whether they are young couples, new families or empty-nesters.”
