New-home opportunities are limited in Bristol Ridge, Bristol Valley
Homebuyers seeking a new home in Bristol Ridge or Bristol Valley shouldn’t hesitate to make their selection. The opportunities to purchase in these popular communities just off Interstate 435 and 87th Street Parkway are diminishing.
Bristol Ridge sits high upon a bluff overlooking a scenic valley below in Lenexa, offering country living close-in, while Bristol Valley just a quarter mile north on Woodland Drive in Shawnee overlooks Shawnee Mission Park and conservation land.
Demand in Bristol Ridge has been so high that only four home sites remain in the third phase. The next, and final phase, Bristol Ridge Estates, an enclave of only 27 home sites, is expected to open in the spring and on-site agents expect those home sites to sell quickly.
“We have a waiting list of potential buyers who have been anticipating the new phase,” said Karen Campbell, who markets the communities for ReeceNichols.
She added home sites will be priced from the upper $80,000s to more than $100,000. Homes will be priced starting in the mid $400,000s.
“This is the best piece of land for new homes left in Lenexa,” Campbell said. “Because of the rolling terrain, home sites will include walkout, daylight and level sites. Many of them will be treed because the developers are committed to saving as many trees as possible.”
Bristol Valley has 27 of its 54 home sites remaining. They are priced from the upper $60,000s to the low $80,000s.
Only one completed home is currently available in Bristol Ridge, the model at 21713 W. 82nd Terrace. This Rainier II two-story plan, built by Bickimer Homes, has a generous five bathrooms and five bathrooms as well as a finished, walkout lower level with a recreation room and 3/4 bath. It is priced at $450,000.
Under construction by Bickimer Homes, currently at frame stage, is the Augusta reverse 11/2-story featuring four bedrooms, 41/2 bathrooms, a see-through fireplace to the covered deck and a four-car garage on what Campbell described as an awesome walkout lot.
A Catalina II A, built by JS Robinson Fine Homes, is 120 days from completion and will be priced in the low $400,000s. This reverse 11/2-story home is on a treed home site and has a daylight lower level. The bright and open kitchen has a large island and showcases custom cabinetry, a butler’s pantry and wine refrigerator, perfect for entertaining. This home has four bedrooms and three bathrooms.
Rodrock Homes also builds in Bristol Ridge. All builders offer a variety of two-story, 11/2-story and reverse 11/2-story plans. Bristol Ridge welcomes other builders with developer approval.
In Bristol Valley, buyers will find three inventory homes under construction with completion dates ranging from 45 to 60 days.
One of them is a two-story Makenna II plan by Gabriel Homes at 20300 W. 80th St. that is priced at $419,500. It offers five bedrooms and four bathrooms, as well as an office and a second-story deck off the master suite with amazing views of the valley.
Rodrock Homes’ El Dorado Plan is a 11/2-story with four bedrooms and three bathrooms, as well as an upstairs loft on a treed walkout lot. It is found at 20407 W. 80th St. and is priced at $452,000.
Rodrock Homes also is building the Dillon III, a reverse 11/2-story plan featuring four bedrooms, four bathrooms and a see-through fireplace to the covered porch. This home at 20411 W. 80th St. is priced at $428,500.
Other builders in Bristol Valley are JS Robinson Fine Homes and Bickimer Homes. The community also is open to outside builders with developer approval.
Both Bristol Ridge and Bristol Valley are minutes from groceries and eateries and have quick access to some of Kansas City’s best and newest attractions. A jaunt down Interstate 435 brings Legends shopping, the Kansas Speedway, Hollywood Casino and Schlitterbahn Water Park while downtown and the Kansas City airport lie not far beyond. Close to Kansas 10 and Kansas 7, commuters to Lawrence and Leavenworth delight in shorter drive times.
In addition to its urban attractions, these communities are rare gems for nature and animal lovers, too.
Because of the rolling setting, landscape requirements are unusually lush. Many home sites overlook a serene 1,200 acres of untouched natural reserve in Shawnee Mission Park, less than a mile and a half away.
“Plus the park is one of the best off-leash parks for pets in the country,” Campbell said.
Directly across from Bristol Ridge is the trailhead for Mill Creek Streamway Park, Campbell said, and Lake Lenexa is just two miles away.
“If you like to hike, fish, swim or boat, we’ve got it all right here,” Campbell said.
The family-friendly amenities that include a state-of-the-art swimming pool and clubhouse are available to residents of both communities.
Bristol Ridge and Bristol Valley are in the DeSoto School District, ranked in the top 5 percent in Kansas and second only to Blue Valley in Johnson County. St. James Academy, a highly ranked parochial school, also is nearby.
