The wait is over for those interested in seeing Tom French Homes’ newest luxury maintenance-provided offering, Tuscany Piazza Townhomes, and all three are available to view by appointment.

Located at 137th Street, east of Mission Road in Leawood, the development is a boutique community of only six reverse 1 1/2-story homes that feature the same high-end customization, architectural detail and quality that has earned French numerous awards as well as multiple generational clients.

Situated in two spacious tri-plex buildings, the Tuscany Piazza properties feature two bedrooms and two bathrooms on the main level plus one bedroom, one bathroom and a recreation room on the lower level, with room to expand. Most of the homes offer three-car garages and encompass 3,077 to 3,511 square feet of living space.

The furnished model is the East Terrace Unit at 3114 W. 137th St. It has what marketing agent Susan Hoskinson with Better Homes and Gardens Real Estate Kansas City Homes described as beautiful views of the lake from the covered front porch.

“Large windows allow you to see the lake from the kitchen and great room, too,” she said, adding that all of the units have covered back porches that are designed for privacy. “The landscaping will enhance that privacy.”

Because of the added front porch, this unit is the only one that has a two-car garage. The others have three-car garages. The East Unit has 3,077 square feet and is priced at $781,055.

The other two units are the Courtyard at 3112 W. 137th St. and the North Terrace at 3116 W. 137th St. The Courtyard Unit has 3,511 square feet and is priced at $770,980 and the North Terrace Unit has 3,077 square feet and is priced at $766,280.

Outside, prospective buyers will encounter a charming Old World Tuscan flavor and flair with a beautiful entrance fountain, paver streets and a picturesque lake that enhance the stunning stone and stucco exteriors, concrete Tejas Espana barrel tile roofs and carriage doors that are found on each home.

Entering the home, from the foyer through the front hall, great room, dining room and kitchen, gleaming hardwood floors beckon. Each home features a gracious foyer with a switchback staircase and either a large divided light mirror or window to flood the stairway with reflected light.

Arched openings framed by paneled columns define the entry. An expansive great room is defined by a vaulted ceiling handsomely trimmed with box beams. An impressive mantel with graceful, carved corbels anchors the room. And beautiful architectural windows open onto private views.

The great room flows into a gourmet kitchen with plenty of room to prepare meals and entertain guests. Homeowners can select velvety brown stains or rich cream-colored paint with glazed accents to set off the detailed features of the alder cabinets. Glass doors accent areas of the kitchen for display of dishes or glassware. Stainless GE Profile appliance packages, tile back splashes and oil-rubbed bronze fixtures are showcased with granite counter tops and spacious islands. And main-level wine bars add to the elegant kitchen features and offer versatility for entertaining.

The master suite is on the first floor with a large master bath and walk-in closet. All finishing details, including granite counter tops, glass and tile accents and lighting choices, are carefully selected to create an elegant surrounding.

An additional study or second bedroom is also conveniently located on the first floor and the laundry room is adjacent to the master closet.

The lower levels of the homes offer a great deal of additional space. A third bedroom and fully appointed bath is included with an option to finish a fourth bedroom, bath or exercise room. The family room here has a walk-up bar with alder wood cabinets, glass doors, a microwave, beverage center and an option for an additional front bar. There is also plenty of space for a media area to host movie nights and ample room for storage.

“Tom and Gayle French worked diligently on the design of these properties to give each homeowner the feel of living in a stand-alone home,” Hoskinson said. “Homeowners for these six exclusive properties will get the best of both worlds — an upscale, luxurious home with real lock-and-leave maintenance coverage that is a benefit of attached dwellings.”

The monthly maintenance fees cover building insurance; roof, gutter and downspout repairs; exterior painting; sprinkler system water usage; weekly trash removal; driveway and privacy walk upkeep; snow removal and lawn and landscape maintenance.

Tuscany Piazza Townhomes is one of the most highly anticipated luxury developments in Leawood. It is also near the new Prairie Fire Development, dining, shopping and other lifestyle amenities.

These homes are open by appointment through the end of the year.
