Chadwick Court is new maintenance-provided enclave coming to Prairie Village

Those dreaming of downsizing to a new maintenance-provided single-family villa in northeast Johnson County have had very limited options — until now. An enclave of stand-alone homes, Chadwick Court, is coming to Prairie Village at 3101 W. 75th Street.

Six home sites will soon be taking shape, designed for homes emphasizing main-level living with about 2,800 to 3,100 square feet. The home sites will be on both sides of the new private street located on the south side of 75th Street between Aberdeen and Canterbury Court.

Chadwick Court is an unprecedented opportunity for those who enjoy the convenience of living in the established residential areas of northeast Johnson County to downsize to maintenance-provided living near their current neighborhood.

Anchoring Chadwick Court on the south end of the development is the existing Country French-style home of Robert and Suzanne Mogren. Their home will remain, and the six new homes will be designed to complement design elements of the Mogrens’ house. Chadwick Court is being developed by the Mogrens in partnership with developer Robert Royer.

The Mogrens’ property is what remains of a 20-acre tract developed in the 1920s that was then outside the city limits. Three homes shared that tract, along with ponds and stables. Prairie Village grew up around the property.

Now the Mogrens are ready to share this peaceful oasis in the middle of a thriving area to create a unique in-fill development. The six homes in this boutique enclave will be required to have four-sided architecture in a French design that reflects the character of the Mogren home.

Royer explained: “The intent is to create six compatible but uniquely different designs that complement the Mogren home and enhance the value of this new community and the individual homes.”

All of the homes will be custom designed and built, and those who purchase the home sites will bring their own floor plans and builders, subject to developer review.

Four of the six home sites are large enough for three-car garages, and the two smaller lots will have two-car garages. Home sites will be priced from the low $200,000s, and it is anticipated that the finished homes will be priced from $750,000 to more than $1 million.

Provided maintenance will include yard and common area landscaping, as well as snow removal on the private street and drives.

Infrastructure is slated to begin next month and it is anticipated that the home sites will be available for construction by late summer.

“In order to begin home building later this year, and allowing sufficient time for architectural design, we expect to start working with buyers on their individual requirements in the very near future,” Royer said.

Chadwick Court has a prime location on 75th Street, minutes from such popular destinations for dinning and shopping as Prairie Village Shops and Corinth Square. And, with this centralized location, both the Country Club Plaza and Town Center are less than 15 minutes driving distance.

The city of Prairie Village is beginning its comprehensive Village Vision project, which includes adding sidewalks, medians and new street lighting to improve 75th Street by making it more aesthetically pleasing and pedestrian friendly. The project, which is scheduled to begin in 2015, will add benefit and value for those who choose to make Chadwick Court their new home.
