Two unique boutique communities attract buyers
As Kansas City, and more specifically, Johnson County, continues to grow southward, it is becoming more difficult to find acreage on which to build a home. However, two boutique communities are set right in the heart of this burgeoning area, offering buyers country living close to the city.
One of them is the Sycamore Springs Estates subdivision in Spring Hill near 180th Street and Ridgeview Road. Here prospective buyers will find picturesque, six three- to five-acre lots in a scenic peaceful setting with an abundance of verdant trees, a community pond, walking trails and wildlife.
Only seven lots remain in this 25-home enclave within the award-winning Spring Hill School District. Homeowners enjoy close highway access, as well as a short drive to the 151st Street corridor and a wealth of lifestyle amenities including shopping, entertainment, retail services, medical offices and recreational activities.
“Sycamore Springs Estates is one of fastest growing large lot communities in the Johnson county area,” said developer Jack Meyers. “The open spaces and boutique ambiance here really allow buyers to build a private, almost secluded dream home with nature as their neighbor, but close enough to enjoy the vibrant lifestyle that southern Johnson County has to offer.”
Sales have been at a brisk pace, and Meyers is currently offering Lot 22 at a special price of $85,000 for buyers who will build within 90 days.
Another of the fastest growing large lot communities in the Johnson County area is the Estates of Prairie Glen. Situated near 188th Street and Metcalf, the subdivision features stunning two-plus acre estate lots that take advantage of the beautiful natural landscape. The community, located in the highly rated Blue Valley School District, is also within a short driving distance to the 151st Street corridor and surrounding lifestyle amenities. There are currently nine lots remaining, and when completed, the community will encompass only 32 homes.
“One of the biggest draws to Estates of Prairie Glen,” explained Meyers, “is that it is a very easy community in which to navigate, without driving through a school zone, crossing railroad tracks and so forth. There is so much privacy here, but it’s also very close to 69 Highway, which makes it easy to get anywhere in the metro area.”
Buyers can bring their own builders to either community, working closely with them to choose the best lot, architectural designs and floor plans to suit their particular needs, desires and lifestyles.
Marketing these two properties is Damon Nichols with The Nichols Group of ReeceNichols. The company’s experienced agents take the guess work out of their clients’ current real estate needs by offering free market analysis, accurate values of their current home, in-depth refinancing information, pre-approval for purchasing a new home and simply being a great resource for the client.
“Our philosophy has always been not to work just to get a paycheck,” said Nichols. “Being available, answering questions, referring clients to contractors, lenders, inspectors and other industry related individuals and companies, and so forth is much more valuable to the client. In that way we are more of a one-stop resource shop which aligns more with our values as a team to help in any way we can.”
Both Sycamore Springs Estates and the Estates of Prairie Glen are among the custom-build communities the company represents in several Kansas City metro area communities.
“Whether you’re looking to sell your current home, buy a new home, or purchase a lot for a custom build job,” said Nichols, “our team of experienced agents will help make the process understandable and as effortless as possible.”
