Johnson County’s best kept secret
During this holiday season while everyone is busy with work, shopping, festivities and the daily hustle of everyday living, Mick Vena, owner of P & L Development, is taking a moment to express his gratitude for the builders who work in his communities. Because these builders care deeply about the houses they build, they’ve been a big part of the success of P & L Development’s current communities, Brighton’s Landing in Olathe, which is in its fourth and final phase, and the new maintenance-provided community of Canyon Ridge in Lenexa, which opened in the spring and is selling quickly, even before the model row is completed.
One of those builders, Wynne Homes, is constructing model homes in both communities and brings a wealth of experience and construction knowledge to the process. Owners Bill Kumpfer, Billy Kumpfer and Paul Knickrehm have a combined 25 years of experience in the home-building and real estate industry, allowing them to offer detailed knowledge about construction techniques, design, the latest decor and the features buyers want most.
In fact, Wynne Homes is building one of the homes on model row in Canyon Ridge, the Villa Bellagio, which will be the anchor sales office. This home should be in a stage that allows touring by the end of the year and is destined to be on the Spring Parade of Homes. This reverse 1 1/2-story plan has an incomparable design that includes a private entry courtyard, a great room and dining room in an open design, as well as the master suite and second bedroom/office with full bath on the main level. The lower level includes two more bedrooms, a bathroom, recreation room and game room.
Wynne Homes is also building three other distinctively designed homes in Canyon Ridge, the Villa Bianco, the Villa Barcelona and the Villa Marsala. All are reverse 1 1/2-story plans with open first-floor designs emphasizing main-level living. They even offer a four-car garage on the walkout lower level of the Villa Barcelona model which is available for sale.
Other builders in Canyon Ridge include Pauli Homes (certified “aging in place” builder), Rockwood Builders, Remington Custom Homes and Red Lion Custom Homes. The five builders have 23 inventory homes under construction, with varying completion dates and plenty of time for buyers to make decor choices.
Canyon Ridge is a new lifestyle community created for homeowners not just looking to downsize but to “right-size” their lifestyle. All homes are reverse 1 1/2-story designs and are priced from $300,000 to $400,000, providing a rare opportunity in this hard-to-find price range for single-standing patio/villa homes in a maintenance-provided community. Most are on walkout or daylight home sites.
There are over 11 floor plan designs to choose from with five different builders, sure to accommodate a buyer’s needs. Canyon Ridge offers only 61 home sites, and already 20 percent of them have pre-sold with another 5 percent reserved.
Provided maintenance includes lawn care and snow removal, as well as maintenance of the common grounds, all for a $100 monthly fee. The fourth and final phase of Brighton’s Landing, the grand finale to a popular northwestern Olathe neighborhood, offers 44 estate-size home sites which Kennedy described as best ones yet with many of them backing to green space or heavily treed open space. Kennedy said homes will be priced from $400,000 to $700,000. There are still a few patio/villa treed lots available in the villa section.
In addition to Wynne Homes, featured builders include JS Robinson Fine Homes and Pauli Homes, each of which have models under construction that are new designs and should be completed by spring. A new model row is under construction for the Spring Parade.
Brighton’s Landing is off Lone Elm Road at 114th Street in Olathe, a thriving area in the Olathe School District and just around the corner from the highly sought-after Olathe Northwest High School.
