New maintenance-provided community off to great start
The final utilities aren’t even completed yet for the luxury maintenance-provided Villas of IronWoods and already 25 percent of the home sites have been reserved for custom homes for discerning homebuyers. This high-end villa lifestyle community has a prime location on 151st Street between Mission Road and State Line Road overlooking the lush woods of Leawood’s Ironwoods Park, a 115-acre island of green space popular with residents throughout Johnson County.
Creating this early interest in the Villas of IronWoods is the 35-plus-year reputation of the developers, Saul Ellis and Mark Simpson, who have also developed such prestigious communities as Hallbrook Farms, LionsGate, White Horse, the Iron Horse communities, Brookwood, Coffee Creek Crossing and WatersEdge.

All are reverse floor plan designs, and any of these three builders can build each of the plans. Homes will be priced from $595,000 to $795,000 with custom homes with finishes and detailing selected by the homeowner expected to go up to more than $1 million. The three available model home floor plans — The Cambridge, The Kensington and The Oxford — all offer at least three bedrooms, four bathrooms and three-car garages that have the option of being side-entry. They are all designed for main-floor living with the master bedroom and a flex room on the main floor, along with an open design that flows from the entry to the kitchen, dining or breakfast room and to the welcoming great room. All of the plans offer a covered outdoor lanai living room with an optional fireplace.

The unique homes in the Villas of IronWoods will be situated on large home sites, much larger than typically found in maintenance-provided communities. A significant number of the home sites are designed to accommodate full walkout lower levels to afford each of the homes with abundant lower level light and access to a garden-level patio for entertaining or just enjoying the peace and solitude of the villa lifestyle.
The Villas of IronWoods offers only 48 home sites, so interested buyers are encouraged to select theirs quickly before they are gone. Home sites are priced from $95,000 to $175,000. The $275 monthly homeowners association fee provides true “lock-and-leave” living and will include curbside trash and recycling pickup, spring clean-up of the entire villa yard annually, irrigation sprinklers with winterization each fall, lawn mowing and edging, annual flowers planted twice a year and cut-back of perennial flowers once a year, maintenance of all flower beds, flower bed and tree mulch application annually, flower-bed weeding and shrub pruning, lawn fertilization and weed control, fall clean up annually, and snow and ice removal from driveways and walkways. The monthly fee also includes maintenance of the gracious stone walled entry monument and welcoming sparkling reflecting pond with its cascading lighted fountain.
The Villas of IronWoods has the advantage of having lower Overland Park taxes with the convenience of being on the border of Leawood on the west and north. The community is sheltered, since it backs to Ironwoods Park, is bordered on the west by a hardwood tree line of large oaks, maples and elms and on the east by the renowned Blue River Paint Horse Ranch.
A gated walking trail from the Villas of IronWoods is planned to connect with Ironwoods Park trail system.
