“A lake is the landscape’s most beautiful and expressive feature. It is earth’s eye; looking into which the beholder measures the depth of his own nature.” Henry David Thoreau
On a less esoteric level, Pinterest, Etsy and even many gift shops offer plaques, pillows and frippery espousing the various simple virtues of lake life such as “Relax, You’re at the Lake.” From a rousing lakeside barbecue with friends to a tranquil soul-searching moment alone by the water, there’s just something about lake living that draws us in.
For some, the lake experience needs to be an uninterrupted, full-time, year-round lifestyle. For others, the lake provides periodic escape from the rigors of daily life amid concrete and sprawling suburbs. Regardless of perspective, an upcoming lake home auction offers a unique opportunity to own a signature lake home in the Kansas City metro area.
Imagine massive Montana logs, hand-cut stone, heated slate floors, soaring walls of windows and a full-featured waterfront living plaza. Oh, and an elevator! The custom-designed home, which the owners will sell at auction on Dec. 4, was last listed for $1,100,000. The reserve they’ve set for the auction is $550,000.
Greg Duncan, vice president of Cates Auction & Realty Company Inc., unabashedly describes it as “an unprecedented opportunity to buy a phenomenal lakefront home.” The owners of the property custom-built it in 2007 as their primary residence and spared no expense. When they moved out of state, they initially listed it traditionally.
Not wishing to maintain the home long distance through the winter and not liking the idea of it sitting empty, they contacted Duncan to schedule an auction sale. Duncan and his company previously worked with them on the successful sale of their former home.
“These owners are experienced auction sellers who truly understand that buyers determine real estate values,” Duncan said. “They’ve got a great property and they simply want to sell it to the highest bidder. They even authorized us to publish their very low reserve (minimum bid) of only $550,000.”
Jeff Cates, president of Cates Auction & Realty, is very familiar with selling luxury lake homes and says this represents a unique opportunity for the local market.
“We’ve sold a number of lake homes in recent years with some exceeding $2,000,000, but most of them have been outside the Kansas City area,” Cates said. “This is a great opportunity for someone who wants high-end lake life right here, or wants a lake retreat without having to drive hours away. With such a low reserve, it is a rare opportunity to buy this type and caliber of home.”
Duncan describes the home as “rustic elegance.” Montana Douglas Fir logs were brought in for interior and exterior columns and beams. They are paired with hand-cut stacked stone features, high-end lighting fixtures, cherry cabinetry and custom mill work. The centerpiece of the home is a lakeside great room with a three-story wall of windows and massive fireplace. Like the dual master bathrooms, the slate floors of the great room are heated.
The primary kitchen features all top-of-the-line appliances including dual dishwashers, microwave drawer, Sub-Zero refrigerator, Wolf double ovens and gas range with a custom copper hood. A butler’s pantry and second walk-in pantry add functionality.
Duncan points out that features such as the full-service bar, wine room and exercise room, along with conveniences such as electronic exterior shades and four-stop elevator (including garage) underscore the exceptional quality of the home.
But he added, “Lake living is about the water, so of course the home was designed to provide maximum channel views from all the primary rooms.”
Additionally, the lakeside outdoor living space centers around a free-form stamped and stained concrete patio with ample room for multiple seating and dining arrangements. The outdoor kitchen is well equipped and even includes a wood-fired pizza oven. A natural water feature, fire pit and hot tub expand the waterfront experience.
The home is located just outside Olathe on Gardner Lake. Prospective buyers are invited to open house events Sunday, Nov. 22 and 29, from 2 to 4 p.m. A full photo gallery and detailed description of the home, along with full auction terms, floor plans and additional information can be found at www.CatesAuction.com. The property will be sold to the highest bidder over $550,000 at 1 p.m. Friday, Dec. 4.
Whether you relate best to William Wordsworth’s erudite view that, “A lake carries you into the recesses of feeling otherwise impenetrable” or you nod along with the simplistic placards that announce “Heaven is a little closer in a home by the lake,” Duncan advises that you “come and name your price for this phenomenal lakefront home!”
