First homes in Gatewood Villas are now available

The past few years, Tom French Homes’ maintenance-provided communities have quickly sold out and the expectation is that the award-winning builder’s newest community, Gatewood Villas, will follow the trend. Building has just begun here, but this enclave has only 21 home sites, so buyers are encouraged to act quickly so they won’t miss out. Two homes have already sold and the model and first inventory homes are just now being completed.

Gatewood is in the burgeoning College Boulevard corridor just east of Kansas 7 on Montclaire Drive, yet it offers secluded home sites with wooded views. Construction of four floor plans of luxurious maintenance-provided reverse 1 1/2-story villas are under way or soon will be starting and prices start in the $480,000s. Home sites are priced from $95,000 to $129,000.

All of the homes offer open designs on the main level and the luxurious touches that buyers have come to expect from Tom French Homes. Window placement and outdoor living areas take advantage of the views afforded by the secluded walkout home sites.

The model home, at 11113 S. Montclaire Drive, is complete and will be open 12 to 5 p.m. Saturdays and Sundays for viewing. This Woodside floor plan offers four bedrooms and three bathrooms, as well as a three-car garage and is priced at $494,150. The main floor flows from the entry, past the island kitchen to the great room with a floor-to-ceiling stone fireplace with a stained wood mantel and corbels. The great room opens to the dining room with views of the covered deck just beyond.

The gourmet kitchen includes the high-end touches of custom alder cabinetry, granite counters and tile back splash, as well as a large walk-in pantry.

The master suite is tucked to one side and is conveniently near the laundry. It includes a stylish bath with custom, raised double vanities, a walk-in shower and separate tub as well as a large walk-in closet. A secondary bedroom on the main level near the entry has its own bath and could be an office.

A split staircase leads to the lower level that includes a large recreation room with a beverage center that includes custom alder cabinets with a wine rack and microwave. The recreation room walks out to a patio. Two additional bedrooms on this level share a bathroom.

Tile is in and finishes have started for an inventory home at 11127 S. Montclaire Drive, The Rockwood, also offering four bedrooms, three bathrooms and a three-car garage, priced at $493,680. The main level of this plan flows from the entry past the kitchen to the great room with a stone fireplace. The dining room opens to the covered deck.

The main-level master suite of the Rockwood is off the great room and near the laundry. It also features a master bath with raised double vanities, walk-in shower and tub, as well as a large walk-in closet and linen closet. The second bedroom on the main floor has its own bathroom.

The lower level offers a large recreation room with a beverage center, knotty alder custom cabinets and microwave. The two bedrooms on the lower level share a bathroom. This home will be available in December.

The Pinewood, the largest of the inventory homes under construction, is also a very open plan and offers a huge deck for outdoor entertaining. This villa is at trim stage. It is expected to be complete in February and will be priced at $512,755.

Construction will begin soon on a fourth reverse 1 1/2-story plan at 11151 S. Montclaire Drive, the Linwood, that is expected to be priced at $499,060. It also will have an open main-floor design and finished lower level.

Provided maintenance includes lawn mowing and edging; fertilization and weed control; mulch of front and side yards; irrigation start-up and winterization; snow removal from driveways, sidewalks and porches; and maintenance of the common areas.

Gatewood is minutes from Kansas 7 and Kansas 10 highways and near a number of new restaurants, grocery stores and services. It is served by the Olathe School District and students attend Meadow Lane Elementary, Prairie Trail Middle and Olathe Northwest High schools, all nearby. It also is near the Kansas State University Olathe campus and the Kansas Bioscience Authority.
