Stand on the highest spot in the new-home community of Chapel Hill and it will definitely feel like you are not in Kansas anymore. The expansive views reveal the large stands of trees surrounding the Overland Park neighborhood, acres of green space preserved by the developer and many entertainment, dining and shopping options close by.
Although the community is spread out on 240 acres of beautiful, rolling terrain, the developers decided from the very beginning to set aside 70 acres of open green space, said Bill Gerue with Weichert Realtors Graham-Welch, who markets the community. Residents love the heavily wooded tree preserve, small pocket parks, open green spaces and hike and bike trails that will link into more than 300 miles of Johnson County trail systems.
Most recently beautiful new lots opened to potential buyers in the second half of the Estates of Chapel Hill, Gerue said. These larger size lots offer outstanding views, provide wide open green space and back to the community’s timbered tree preserve area. The majority of these lots have cul-de-sac, walkout or walk-up opportunities.
One exclusive cul-de-sac in this newly opened area will be marked with a separate monument as the Enclave. These custom homes will sit on these larger lots, back to the timbered tree preserve and have beautiful views.

Buyers may bring in their own builder and custom plans, as well, with developer approval.
“Chapel Hill understands that having a wide diversity in floor plans in a community builds value,” Gerue said.
There are several reverse 1 1/2-story homes underway in Chapel Hill. Each features at least two bedrooms on the main floor, two or more bedrooms downstairs, three to five garages and the affordable luxury found in every Chapel Hill home. The plans, which range in size from 2,405 square feet to 3,800 square feet, are priced from the mid $300,000s to upper $500,000s. Several traditional two-story homes are also currently available starting at $338,900.
All reverse ranch homes under construction have four bedrooms (three on the main floor), three or more bathrooms and three to five garages. Prices range from the upper $300,000s to upper $500,000s. Living spaces are approximately 3,100 square feet to 3,500-plus square feet.
