Grayson Place provides home ‘perfection’
The perfect definition of home — at the perfect size and price. So goes the promise of Grayson Place, a Rodrock Development situated on a pristine bit of prairie at 119th Street and Lone Elm Road in southern Olathe.
But it’s not just empty words, assures Roberta Kranz, a Rodrock marketing agent. “We truly do have something for everyone: from two-story homes, ranches, reverse ranches and maintenance-free villas. And what’s more, we’re in the unique position of having fantastic inventory ranging from immediate possession to 90 days out in a wide variety of floor plans and price ranges.”
In particular, Kranz said the community has received high interest in two exciting special offerings: single-family and attached homes with maintenance provided at a nominal fee.
“Our single-family, all-brick homes by Gabriel Homes, with maintenance at a low $125 per month, have fantastic flow and are, oh, so beautiful,” she said. “And we have attached homes by Darol Rodrock that are such a sweet deal with total maintenance provided for $250 a month for those who want to just lock and leave all their cares behind.”
Still, varied home styles and maintenance packages are only the beginning: With a community park and pond, two fantastic pools, a richly appointed clubhouse, and brand new elementary school, this neighborhood provides a suburban haven for families of every shape and size.
This was certainly the case for the O’Dells, who moved to Grayson Place in May. The family had lived in the area for the last six years but wanted to move closer to the new elementary school, Millbrooke. The family found their perfect lot in Grayson Place and built from the ground up.
“While we were looking in on the house’s progress, we pulled onto our street and everyone was out — children playing, parents chatting,” Stefanie O’Dell said. “Everyone was so friendly, so welcoming.”
The O’Dells only moved into their five-bedroom, four-bathroom home on May 30, but they’ve already fallen in love with all that the Moms’ Council has to offer.
“There are so many fun things the neighborhood does,” O’Dell said. “There are movie nights, the holiday hayride and so many special events, which are really important to us because we have two small children.”
“And I can’t say enough great things about Grayson Place’s agent, Mike Slaven,” added O’Dell. “He’s just fabulous and was very helpful throughout the entire process. He’s one of my favorites.”
“If people have not visited Grayson Place, they’ll be happily surprised of what all we have to offer,” Kranz said confidently. “Our lots are simply beautiful. Many walkout and daylight home sites are available, should you be ready to build that home you’ve been dreaming about all these years.”
“We also have some gorgeous and highly affordable single-family homes with a variety of great floor plans,” added Slaven, a Rodrock marketing agent with more than 20 years of experience. “But unlike many communities, we also offer stand-alone, ranch villas. While these villas are maintenance free, these homes still offer a small yard for those who like to garden and tend a bit of green space. And we also offer attached villas that have all upkeep taken care of, for those interested in relaxing and enjoying life more. This makes it a great community for young, old and in-between.”
Jennifer Rutan and her family have called Grayson Place home for only a few months, but she said their decision was an easy one. “We knew we wanted to be out in Olathe, and we really wanted a Rodrock development, since we’re familiar with the name and knew they are family-oriented communities. We were lucky enough to have some friends who already lived out here, and they had nothing but good things to say. So it made our decision easy.”
Indeed, Grayson Place has an extraordinary sense of camaraderie and community, Slaven said. “Our Moms’ Council, a unique idea started by Darol (Rodrock) decades ago to foster healthy relationships and strong neighborhoods, is the most active of any community that I’ve experienced. I tell people to simply Google ‘Grayson Place Moms’ Council’ to see proof. There’s just so much great energy.”
“We really wanted to be somewhere where there was a lot of community activities, where the families come together on a regular basis, and the neighbors are close — like a second family — and all the Rodrock communities have that,” Rutan agreed.
Another bonus for the community is the new Millbrooke Elementary School, which is within walking distance of Grayson Place. The school, which opened in August, serves approximately 330 students and offers the high standards for which the Olathe School District is renowned.
Grayson Place is absolutely overflowing with promise and potential, offering buyers a home the fits every need in a neighborhood that is anything but cookie-cutter. Kranz and Slaven encourage buyers to stop in and see what sets Grayson Place apart from other developments.
“There’s no community with more to offer families, from those just starting out all the way to those looking to relax and retire,” Slaven said.
