Homebuyers who can’t decide between the seclusion and natural beauty of a home in the country or the convenience of living in the city, should consider a distinct option to have both at Fairway Ridge Estates.

The picturesque community features Energy Star-rated homes in a serene, wooded setting off 166th Street and Holmes Road, just minutes from shopping, entertainment and dining options at 135th Street and State Line Road, as well as nearby shopping in Belton and Raymore.

According to Mike Fink, who markets the property for Platinum Realty, there was a conscious effort to maintain the natural beauty of the wooded acreage here.

“Many developers start building a subdivision by first leveling the land,” he said. “But developer Coventry Realty recognized the inherent beauty here and instead planned each lot to maximize the striking terrain and abundance of mature trees.”

Prospective homebuyers will find sweeping views of the community’s four acres of wooded green space, the rolling hills bordering the adjacent Loch Lloyd neighborhood and the picturesque fairways of the Loch Lloyd Golf Course on the west boundary.

When completed, Fairway Ridge Estates will have 63 homes. To date, more than half have sold, three are under construction and only 21 wooded lots are still available.

“There are so many wonderful benefits to living at Fairway Ridge Estates,” explained Fink. “Most lots back to trees and support walkout basements. There is an abundance of deer and other wildlife, and the lack of traffic creates a uniquely tranquil setting. The homeowners here also enjoy quick access to Johnson County via 150 Highway with Town Center Plaza in Leawood only 12 minutes away, as well as excellent access to 71 Highway/I-49.”

Homes currently for sale include Fall Parade of Homes Tour entry No. 19 at 411 E. 166th Court, a reverse 1 1/2-story, 2,443-square-foot plan, with four bedrooms, three bathrooms and spectacular views. Priced at $299,950 and move-in ready, the home encompasses numerous energy-efficient features including three-pane thermal windows with argon gas, solar panels to supply most of the electrical needs (and KCP&L will buy back all excess electricity), R-49 attic insulation, James Hardie cement fiber siding with a 30-year warranty and Tex-Cote exterior paint with a lifetime warranty.

At 413 E. 166th Court prospective buyers will find a similar four-bedroom, three-bathroom plan, priced at $299,950, which is currently only at the foundation stage, allowing the new homeowner to select their own finish materials and colors.

Priced at $300,000 an innovative reverse 1 1/2-story, walkout lot plan at 419 E. 166th Court offers over 2,700 square feet of finished space with four bedrooms, and three bathrooms and a three-car garage.

Homebuyers also have the option of choosing their favorite lot and bringing in their own builder.

Another advantage to living in Fairway Ridge Estates is the lower taxes found in Cass County.

“Nearly half of the visitors during the Fall Parade of Homes came here from Johnson County,” Fink said. “They definitely recognized the better values for a similar home with lower taxes and lower lot prices, with excellent access to the amenities of both Cass and Johnson County. The community is also located in the Belton School District, and children attend Hillcrest Elementary, Yeokum Middle and Belton High Schools.”
