New home sites, model homes now for sale

Stand on the highest spot in the new-home community of Chapel Hill and it will definitely feel like you are not in Kansas anymore. The expansive views revealing the large stands of trees surrounding the Overland Park neighborhood, acres of green space preserved by the developer and nearby entertainment, dining and shopping options all contributed to the designation of “Community of the Year.”

Although the community is spread out on 240 acres of beautiful, rolling terrain, developers decided from the very beginning to set aside 70 acres of open green space, said Bill Gerue with Weichert Realtors Graham-Welch, who markets the community. Residents love the heavily wooded tree preserve, small pocket parks, open green spaces and hike and bike trails that will link into more than 300 miles of Johnson County trail systems. Home sites are currently available from the mid $70,000s to the upper $120,000s.

Seventy-one beautiful new lots opened a couple of months ago to potential buyers in the second half of the Estates of Chapel Hill, Gerue said. These larger size lots offer outstanding views, provide wide open green space and back to the community’s timbered tree reserve. The majority of these lots have cul-de-sac, walkout or walkup opportunities.

One exclusive cul-de-sac in this newly opened area will be marked with a separate monument as the Enclave. These custom homes will sit on some of the community’s most aesthetic lots, back to the timbered tree reserve and have expansive views.

“Chapel Hill has been built in one of the most beautiful areas of southern Overland Park,” said Gerue. “Not only are we close to all the best shopping, dining and entertainment, our homes’ sites have impressive views and lots of green space on gently rolling terrain. Builders have been taking advantage of the natural beauty of this area by building custom homes with covered decks, patios, rock firepits, private swimming pools and other outdoor living spaces. Five new model homes are currently under construction for completion by late 2015.”

The current building companies in Chapel Hill include Don Julian Builders, Rodrock Homes, Bickimer Construction, AZ Custom Homes, ParkView Homes, Dan Smith Homes, James Engle Homes, Ashlar Homes, Nick Zvacek Construction, Tom French Construction, Midwest Realty, LLC Builders, Comerio Corporation and Martens Family Enterprises, all of which offer a variety of plans that may be viewed on the Chapel Hill website at LiveatChapelHill.com or on the builders’ individual websites. Buyers may bring in their own builder and custom plans, as well, with developer approval.

“Chapel Hill understands that having a wide diversity in floor plans in a community builds value,” Gerue said.

There are several reverse 1 1/2-story homes underway in Chapel Hill. Each features at least two bedrooms on the main floor, two or more bedrooms downstairs, three to five garages and the affordable luxury found in every Chapel Hill home. The plans, which range in size from 2,405 square feet to 3,800 square feet, are priced from the mid $300,000s to upper $500,000s. Several traditional two-story homes are also currently available priced from $338,500 to $419,500, some with finished basements.

All reverse ranch homes under construction have four bedrooms (three on the main floor), three or more bathrooms and three to five garages. Prices range from the mid $300,000s to upper $500,000s. Square footages are approximately 2,200 square feet to 3,500-plus square feet.

All the model homes currently open to the community’s visitors are for sale and promotionally priced from $399,900 to $599,950, including two award winners. The reverse 1 1/2-story model home by ParkView Homes was most recently awarded Best New Home Model in Kansas City by Kansas City Homes and Gardens magazine. The Broadmoor, a reverse 1 1/2-story at 13440 W. 172nd St., is priced at $547,289, and Don Julian Builders’ featured award-winner the Edgewood Reverse at 13200 W. 170th St. is priced at $519,900.

In addition to the beautiful outdoors and hike and bike trails, residents enjoy a pool and play area with a second pool and clubroom for the community planned in the next phase. Also providing recreation is the Heritage Park complex adjacent to Chapel Hill. It covers more than 1,200 acres and features an 18-hole golf course and a 40-acre lake for fishing, sailing and swimming.
