Everyone has a different vision of the perfect home. That’s why Chapel Hill has the area’s top builders constructing 24 speculative houses in the master-planned single-family development just named “2014 Community of the Year” by Kansas City Homes and Gardens magazine.

Among the many furnished models open at Chapel Hill are today’s most popular floor plans, such as four-bedroom ranch reverse plans, 11/2-story, reverse 11/2-story and two-story designs. Many of the homes can be customized if they are purchased prior to completion. Current inventory homes are priced from $316,606 to $513,870 with delivery dates in 30, 60, 90 and 120 days.

“You won’t find more variety and available homes anywhere else than Chapel Hill this spring,” said Bill Gerue with Weichert Realtors Graham-Welch, who markets the community. “In addition, many of the new homes feature energy efficiency upgrades that include some of the lowest HERS ratings in all of Kansas City.”

The current building companies in Chapel Hill include Don Julian Builders, Rodrock Homes, Lambie Custom Homes, ParkView Homes, Dan Smith Homes, James Engle Homes, Sallee Homes, Ashlar Homes, Steve Prohaska and Gabriel Homes, all of which offer a variety of plans that may be viewed on the Chapel Hill website at LiveatChapelHill.com or on the builders’ individual websites. Buyers may bring in their own builder and plans, as well, with developer approval.

The Estates, Chapel Hill’s second phase, has opened with 93 new home sites, many of which are adjacent to the Chapel Hill and Overland Park tree preserve area. Several pre-sold custom homes are under construction now with a wide variety of builder spec homes to start soon in the Estates for late 2014 deliveries.

The third phase of the Estates is already in the pipeline with a projected opening in spring 2015 for those who are planning a new home in the future.

“If you plan to purchase a new home this year, put Chapel Hill at the top of your list to visit,” Gerue said.

Model homes are open daily until 5 p.m., except major holidays. Four beautifully furnished homes are displayed, offering current colors and interior trends.

One of the models, The Broadmore, a new reverse 11/2-story by ParkView Homes, captured the Grand Award during the most recent Parade of Homes sponsored by the Home Builders Association of Greater Kansas City. In addition, it was most recently awarded Best New Home Model in Kansas City by Kansas City Homes and Gardens magazine.

Although the community is spread out on 240 acres of beautiful, rolling terrain, developers decided from the very beginning to set aside 70 acres of open green space. Residents love the heavily wooded tree preserve, small parks, open green spaces and hike and bike trails that link into more than 300 miles of Johnson County trail systems. Residents also enjoy a pool and play area and, soon, Chapel Hill will be a multiple-pool neighborhood.

Also providing recreation is the Heritage Park complex adjacent to Chapel Hill. It covers more than 1,200 acres and features an 18-hole golf course and a 40-acre lake for fishing, sailing and swimming. A 30-acre off-leash dog park is a popular amenity as are picnic cabanas, sports fields and green spaces.

Chapel Hill offers a wide variety of home options from 10 different building companies. The vision of Chapel Hill’s developer is to create neighborhoods within the community that emphasize the options and variety not typically available in other Johnson County new-home communities.

The sales office is staffed by Bill Gerue, Krissy Kempinger and Cory Stewart, who are ready to answer any questions or help you with a home or lot selection. Chapel Hill is located at the intersection of 173rd Street and Pflumm Road in Overland Park. Visit the community’s web site at LiveatChapelHill.com.
