Nestled in the picturesque, wooded hills of Shawnee, Heatherglen offers homebuyers beautiful views, unique floor plans and a carefree lifestyle only a maintenance-provided community can offer.

“As a builder, developer and Realtor, John Moffitt Jr. has an unmatched background and the experience necessary to bring quality craftsmanship to every home he builds,” said Jeff Kershenbaum, who markets the community for John Moffitt & Associates. “He also has a keen eye for design that makes every Moffit Built home distinctive and extraordinary.”

When home builders, architects and other construction trades from outside the Kansas City area canvassed the region this year to pick the area’s best homes, a Moffit Built home in Heatherglen was one of a select few to earn the coveted 2014 Parade of Homes American Dream Grand Award. The honor, which was awarded as part of the 2014 Spring Parade of Homes, is one of many Moffitt has won over the years.

Moffit has been actively involved in the residential real estate business for more than 30 years. He has been involved in the construction of more than 500 homes around the metro and has a reputation for quality-built, energy-efficient and green-based homes. His company, Moffitt Built, was the builder of Kansas City’s first “smart” neighborhood and of Leawood’s first NAHB certified green home.

“The objective has always been to provide professional service assisting clients through custom building their home, establishing long-term business relationships and successfully completing the task at hand with expertise and integrity,” Moffit said.

Homebuyers can move right into the 2014 American Dream Grand Award constructed by Moffit Built at 12810 W. 49th Terrace in the Heatherglen community. The unusual reverse 11/2-story has a master bedroom, guest bedroom, separate office, two full baths, great room, dining room, open concept kitchen and covered porch all on the main floor.

The kitchen is where you’ll find custom raised-panel maple cabinets, soft-close drawers, granite counter tops, charging center, vaulted beam ceiling, stainless steel appliances and an island with pull-out microwave drawer. The great room features a 12-foot, stacked ledge-stone fireplace with gas insert, 3/4-inch thick tongue and groove hardwood floors and built-in stereo speakers throughout.

Follow the extra wide steps to the lower level and visitors will find a large family room, which is open to an adjacent game room. The two additional bedrooms, full bathroom and bonus room on this floor make it easy to entertain families and friends during the holidays or any time of year.

Other features that make this home unique are the custom-themed exotic landscape, stone enhancements, energy efficient windows, a 21/2-car garage with no steps into the home and wider door openings throughout.

Priced at $439,937, it also represents a significant value. The listing price is lower than most other new homes of its size, type and design in Johnson County, Kershenbaum said.

Visitors can also visit Heatherglen’s newest model home, which is currently under construction.

“The demand for true maintenance-provided living in Johnson County has really accelerated, resulting in decreased inventory of such homes,” Kershenbaum said. “Heatherglen offers the especially rare opportunity to build an upscale home yet enjoy the hassle-free lifestyle that maintenance-provided living offers.”

This community’s provided maintenance allows homeowners the free leisure time they desire to enjoy their lifestyle. The yards are fertilized five times each year, mowed weekly and mulched every spring. During the winter, snow removal is provided for driveways as well as sidewalks to front doors. All homes feature yard irrigation, and opening and closing the systems are done by the homeowners association.

The close-in location on 51st Street between Quivira and Pflumm allows access to downtown, Corporate Woods and the Plaza in 15 minutes or less. Leisure activities, including golf, an aquatic center and shopping, are all less than 10 minutes away. The beautiful, convenient location and the quality construction of the houses themselves are what people expect of Moffit Built homes, Kershenbaum said.

“Moffitt Built has been established to see custom home projects from the initial design stages through completion,” Moffit said. “We also use our expertise in historic areas of Leawood, Brookside, Prairie Village and, currently, within the company’s exclusive subdivisions Hazelwood in Leawood and Prairie Villas in Lenexa.”

Although several home sites remain open in the Heatherglen community, they are going fast.

“The few remaining home sites have much to offer,” Kershenbaum said. “Private cul-de-sacs, trees and tremendous views are among the more popular options left. The remaining home sites provide a feeling of space that most people do not think possible in a maintenance-provided community. In addition, the streetscapes are interesting, diverse and provide an abundance of green space.”
