Coffee Creek Crossing nearing completion
Overland Park’s Coffee Creek Crossing is bustling with builder activity as it nears completion with over a dozen award-winning builders constructing custom-built and speculative homes in the last phase of this 165-home upscale community.
The last phase of 30 home sites opened in August of 2013 and these home sites were sold out in under 45 days. The final phase of 29 home sites will be open at the end of May and once they are sold, there will be no more, said Lily Mantych, who markets Coffee Creek Crossing for Keller Williams Realty Partners.
Prospective residents flocked to Coffee Creek Crossing at 168th Street and Switzer Road in Overland Park during the Spring Parade of Homes to see what all the excitement is about. Mantych said even the stormy weather during the first weekend of the Parade didn’t keep people away, with nearly a thousand prospective homebuyers visiting the five furnished model homes that weekend alone.
Coffee Creek Crossing had an unprecedented 11 homes featured on the Parade, including four of the homes on its model row that were entered in the American Dream judging, all garnering awards. Grand Awards went to models by built by Woodbridge Homes and C & M Builders, while First Runner-Up awards went to Koehler Building Co. and Allure Luxury Homes.
Coffee Creek Crossing is among the few Johnson County new-home communities that offer the opportunity to build with a variety of builders in the Blue Valley School District. Children living at Coffee Creek Crossing are fortunate to attend Blue Valley’s newest and highest tech schools: Timber Creek Elementary, Aubrey Bend Middle School and Southwest High School.
What sets the development apart from other communities is its unmatched diversity of floor plans and builders, Mantych said. Coffee Creek Crossing is a rare open community, meaning potential residents may bring their own floor plans and their preferred builders, with developer approval. This has resulted in an interesting and diverse streetscape, with no two homes alike and all of the homes use stucco, stone, brick or lap siding for the all exterior surfaces. More than a dozen builders are currently actively building in the community.
If potential Coffee Creek residents don’t want to or just can’t wait for a custom home to be built for them, they can currently choose from an array of a dozen speculative homes that include two-story, 11/2-story and reverse 11/2-story designs. Some of these homes are nearing move-in ready stage and others are in various stages of completion, allowing buyers to personalize the tile and paint finishes to fit their preferred tastes.
Prices for homes range from the mid $400,000s to the $700,000s. The majority of the homes have four bedrooms and multiple bathrooms, and all feature three-car garages. The developers require that each home have four-sided architecture with all of the homes’ exteriors finished in stucco, brick or stone.
Residents say Coffee Creek Crossing is a special place to live with a serene setting surrounding a central 50 acres of permanent open green space. It truly is a “Neighborhood within a Park” and offers a wide array of community amenities and easy highway access, being just 1.3 miles west of the 167th Street exit off U.S. 69 highway.
One resident, John Hudson, moved his family to Coffee Creek Crossing four years ago. He and his wife are raising their two grandchildren and he was pleasantly surprised to find many young families with over 120 school-age children living in Coffee Creek Crossing, as well as a number of people in his age bracket.
“We like the activities for the kids, it’s a really active involved community,” he said. “The kids love it. We don’t have concerns about letting the kids go out and play up and down the street or in the open green space. We watch them, but so does everyone else. There are so many active families out with their kids, walking through the neighborhood, looking out the windows. It is reassuring.”
Hudson also enjoys the pastoral views afforded by the rolling terrain and 50 acres of dedicated green space at the heart of the community.
Meeting neighbors in Coffee Creek Crossing is easy and a variety of social activities are planned throughout the year. Three to four family events are planned in the summer at the community pool and one evening a month the pool is reserved just for adults to swim and use the on-site community barbecue pavilion.
Residents take advantage of the neighborhood amenity complex with a zero-entry heated pool and expansive sunbathing decks; tot lot with jungle gym, play fort and swings with padded safety base; a private community soccer play park and private walking trails to and along Coffee Creek that cascades through the community. This summer a hike/bike trail and pedestrian bridge will be built along the north side of Coffee Creek linking the community to Heritage Park and to Timber Creek Elementary School less than a mile to the west.
