Chapel Hill offers it residents 240 acres of beautiful, rolling terrain, heavily wooded tree preserve, small pocket parks, open green spaces and hike and bike trails that will link into more than 300 miles of Johnson County trail systems, said Gerue, who markets the community. Home sites are currently available from the mid-$70,000s to the upper-$120,000s.

“Our homes’ sites have impressive views and lots of green space on gently rolling terrain,” Gerue said. “Builders have been taking advantage of the natural beauty of this area by building custom homes with covered decks, patios, rock firepits, private swimming pools and other outdoor living spaces. There are several reverse 1 1/2-story homes underway in Chapel Hill. The plans, which range in size from 2,405 square feet to 3,800 square feet, are priced from the mid-$300,000s to upper-$500,000s. Several traditional two-story homes are also currently available priced from $338,500 to $419,500, some with finished basements.

All reverse ranch homes under construction have four bedrooms (three on the main floor), three or more bathrooms and three to five garages. Prices range from the mid-$300,000s to upper $500,000s. Square footages are approximately 2,200 square feet to 3,500-plus square feet.
