The Rodrock family has been building custom new homes in the Kansas City area for three generations. Bringing that expertise to the award-winning community of Chapel Hill seemed like a perfect fit for Rodrock Homes.

“As professional home builders, we are also committed to delivering to each customer a unique property of lasting value,” said Brian Rodrock, chief executive officer. “It is more than a family tradition, it is how we do business.”

The two-story home built by Rodrock Homes at 13436 W. 172nd St. has everything today’s buyers are craving, including outdoor living with a covered patio. The Weston III model has an open kitchen with loads of counter space, upgraded enamel painted cabinetry, walk-in pantry, large island and butler’s pantry with glass doors. The four-bedroom, 4 1/2-bathroom home is promotionally priced at $399,900. Buyer Bonus on this model includes a finished family room and  3/4-bath in the basement.

“Chapel Hill is a beautiful new-home community in Overland Park offering both quality and value,” Rodrock said. “You will find a wide variety of 1 1/2-story, reverse 1 1/2-story and two-story floor plans which can be built on beautiful home sites. Conveniently located in south Overland Park, the neighborhood has an open feel while still having easy access to shopping and dining.”

Buyers may select one of the homes underway or build one of the company’s floor plans on their pick of 71 new lots that recently opened to potential buyers in the newest portion of the Estates of Chapel Hill, said Bill Gerue with Weichert Realtors Graham-Welch.

These larger-size lots offer outstanding views, provide wide open green space and back to the community’s timbered tree preserve. The majority of these lots have cul-de-sac, walkout or walk-up opportunities. One exclusive cul-de-sac in this newly opened area will be marked with a separate monument as the Enclave. These custom homes will sit on some of the community’s most aesthetic lots, back to the timbered tree reserve and have exceptional views.

Current Rodrock Homes plans available at Chapel Hill include August Reverse Ranch; Dillion Reverse 1 1/2-story; and Weston II, Weston III and Irving two-stories priced from $338,900 to $419,500. See all available Rodrock Homes plans available to build at www.rodrockhomes.com.

Meet Brian Rodrock Sunday from 1 to 3 p.m. at his new Dillion Reverse 1 1/2-story plan at 16708 Haskins St. to learn more.

Chapel Hill offers it residents 240 acres of beautiful, rolling terrain, heavily wooded tree preserve, small pocket parks, open green spaces and hike and bike trails that will link into more than 300 miles of Johnson County trail systems, said Gerue, who markets the community. Home sites are currently available from the mid-$70,000s to the upper-$120,000s.

“Our homes’ sites have impressive views and lots of green space on gently rolling terrain,” Gerue said. “Builders have been taking advantage of the natural beauty of this area by building custom homes with covered decks, patios, rock firepits, private swimming pools and other outdoor living spaces. Five new model homes are currently under construction for completion by late 2015.”

The current building companies in Chapel Hill include Don Julian Builders, Rodrock Homes, Bickimer Construction, AZ Custom Homes, ParkView Homes, Dan Smith Homes, James Engle Homes, Sallee Homes, Ashlar Homes, Nick Zvacek Construction, Tom French Construction, Midwest Realty, LLC Builders, Comerio Corporation and Martens Family Enterprises, all of which offer a variety of plans that may be viewed on the Chapel Hill website at LiveatChapelHill.com or on the builders’ individual websites.
