Enveloped by a beautiful pastoral setting, the new residential community of Leabrooke Town Manor is one of Leawood’s most desirable maintenance-provided neighborhoods. The Home Builders Association of Greater Kansas City agrees, recently awarding Tour No. 230 on The Fall Parade of Homes as a 2015 Pick of the Parade Runner Up.

Sales have been at a brisk pace at Leabrooke Town Manor during its special “Fall into Savings” incentive.

Through it, both the Leabrooke master and Leabrooke Town Manor HOA dues will be paid by the developer through the end of 2016 with a signed contract on any home by Oct. 31, 2015.

A second, $7,000 decorating allowance incentive is also currently being offered by the developer for seven featured homes, one of which is award-winning Tour No. 230. Together, these incentives represent a significant financial savings for the buyers.

Prices in this new, luxurious and peaceful maintenance-provided community in Leawood just off Kenneth Road and 148th Street range from $339,000 to $369,000.

“Another big draw here,” Hummel said, “is that this is most likely one of the last opportunities for people to buy a new construction residence in Leawood at this price point.”

The monthly homeowners dues include fire and property liability insurance covering the home, fixtures and equipment such as the HVAC; resident water and sewer; repair and replacement of roof and gutters; mowing, edging, trimming, fertilizing and weeding of lawns; pruning of all trees and bushes; snow removal; and annual start-up, winterization and repair of the lawn sprinkler system.

The annual Leabrooke Master HOA dues include trash pick-up, the swimming pool, Sport Court with tennis and basketball, a stocked fishing pond and the clubhouse with exercise facility.
