A special “Fall into Savings” incentive has attracted a wide array of prospective homebuyers to Leabrooke Town Manor, a new, luxurious and peaceful maintenance-provided community in Leawood just off Kenneth Road and 148th Street.

Through it, both the Leabrooke master and Leabrooke Town Manor HOA dues will be paid by the developer through the end of 2016 with a signed contract on any home by Oct. 31, 2015.

A second $7,000 decorating allowance incentive is also currently being offered by the developer for seven featured homes, one of which is Tour No. 230 on the Fall Parade of Homes. Together, these incentives represent a significant financial savings for the buyers.

The monthly homeowners dues include fire and property liability insurance covering the home, fixtures and equipment such as the HVAC; resident water and sewer; repair and replacement of roof and gutters; mowing, edging, trimming, fertilizing and weeding of lawns; pruning of all trees and bushes; snow removal; and annual start-up, winterization and repair of the lawn sprinkler system.

The annual Leabrooke Master HOA dues include trash pick-up, the swimming pool, Sport Court with tennis and basketball, a stocked fishing pond and the clubhouse with exercise facility.

With all of these routine homeownership duties covered, it allows the residents to enjoy the relaxing lock-and-leave lifestyle.

Prospective buyers during the Fall Parade of Homes will also find new reverse floor plans including three new walkout designs just introduced to the market. Among them is a Pick of the Parade Runner-up at 14849 Meadow Lane.

With buyers having the choice between 1 1/2-story, reverses, daylight and walkout lower levels, there is a design to meet a wide range of buyers from single professionals, to families with young children, empty-nesters and retirees interested in a maintenance-provided lifestyle. Prices range from $339,000 to $369,000.

The upscale interior features include upgraded 3 1/2 inch hardwood oak floors, knotty alder cabinetry, brushed-nickel or oil-rubbed hardware, crown molding, iron spindles, oak tread and designer carpet on the stairs, upgraded 12- by 24-inch tile in the bathrooms, stone or tile fireplaces, built-in bookcases and beautiful wood treatment on many of the ceilings.

The state-of-the-art kitchens offer granite or quartz counter tops with a generous breakfast bar allowing for a secondary eating area, and a stainless steel appliance package complete with a gas self-cleaning range. All homes feature granite or marble vanity tops in the bathrooms, and some include soaker tubs.

The reverse 1 1/2-story plan offers the master bedroom and laundry on the main floor, and boasts a spacious lower level which includes two bedrooms, a full bathroom, roomy living area, separate storage rooms, and egress, daylight or walkout access.

The 1 1/2-story plan also offers the master bedroom and laundry on the main floor with an upstairs that includes two bedrooms, a full bathroom, spacious loft and additional closets, a few also featuring bay windows with window seats. Each Leabrooke Town Manor home is highlighted by a textured stucco and rock exterior, a lush landscaped yard and the buyer’s choice of a private deck or patio. All homes also include an attached two-car garage with 8-foot insulated doors and Lift Master belt-driven openers.
