While there are an increasing number of homeowners looking for maintenance-provided housing options, there’s a disappointing lack of product — and ingenuity — in the area. That’s why it’s particularly exciting that Gabriel Homes Inc. and Rodrock Development are offering maintenance-provided villas in Grayson Place the likes of which the market has never seen.

The Villas of Grayson Place, by Gabriel Homes, Inc., are so unique because they are single-lot, stand-alone villas with an impressive brick exterior construction on all four sides.

“There’s truly nothing like it in the market,” said Mike Slaven, a Rodrock Development marketing agent of more than 20 years. “Most of what you find in maintenance-provided communities is homes that are attached. These beautiful villas, by comparison, are stand–alone with their own small yards, which allows for fencing. This is ideal for pet lovers and those who want their own little bit of green space. Yet the maintenance, including lawn care and snow removal, is taken care of for a low monthly fee, so you get all the perks of homeownership with none of the hassle. And with a brick exterior — and a 100-year warranty from Acme bricks — the exterior house upkeep is minimal!”

“Maintenance-provided, brick, great location, functional design and all at a competitive price: These are the goals we’ve tried to achieve with the Villas at Grayson Place,” said Russ Byram of Gabriel Homes Inc. “The new Richmond furnished model will be complete and ready to view for the Fall Parade of Homes. We are very excited to showcase this new model to the public. And the Fallon model will also be complete shortly and is a design that’s different in layout that gives homebuyers an excellent alternative.”

Both the Richmond and the Fallon are reverse 1 1/2-story plans with four bedrooms, three baths and two-car garages. Each is loaded with custom cabinets, beautiful hardwood floors and superb tile, walk-in showers and the latest in energy-efficient amenities, ensuring home operating costs remain low. So it’s surprising for homebuyers to discover that despite all these impressive upgrades, the homes are priced in the low to mid $300,000s.

“So many people are looking for a more simple lifestyle, and there’s a shortage of wonderful, yet affordable, maintenance-provided living in Johnson County,” added Roberta Kranz, a Rodrock Development marketing agent. “With our single-family maintenance-provided homes by Gabriel Homes, you’re not sacrificing anything. There are gorgeous appointments throughout the home: tall ceilings, beautiful crown moldings, a kitchen that’s to-die-for with a large granite island and walk-in pantry, and the most romantic master suite with huge walk-in closet. And you can still have your own beautiful yard, fenced for children and pets, and not have to maintain it. It doesn’t get any better!”

But that’s not all that Grayson Place has to offer in the form of maintenance-provided homes. The Ranch Villas of Grayson Place feature two new twin villa plans by Darol Rodrock Homes: The Kingston and The Blakely. The twin villas are connected via the garage alone, providing both privacy and sound insulation.

Both are reverse 1 1/2-story, with the Blakely featuring three bedrooms, three baths and the Kingston offering four bedrooms, 3 1/2 baths. Notably, the Kingston fourth bedroom, on the lower level, has an en-suite bath, ideal for visiting guests, caregivers, and more. The cottage-inspired homes feature quaint front porches perfect for visiting, vaulted ceilings and energy-efficient construction.

“We’ve been getting a lot of interest in the maintenance-provided, multi-family product, and Darol Rodrock Homes is excited to be a part of such a wonderful neighborhood,” said Phillip Sanders, president of Darol Rodrock Homes. “The size and quality of these homes far exceeds what you’d find in most maintenance-free communities. These homes are one of the best values in Johnson County. All of this within the larger neighborhood as a whole, with its paved trails, pond, park and all the other Rodrock Development amenities, is truly a rare find.”

“It’s complete freedom from the minute you walk in your Darol Rodrock Homes’ door,” added Kranz. “They’re so lovely, with two fabulous floor plans and quality finishes. You can enjoy sunsets from either of your two decks and relax in your very own ‘freedom’ lifestyle!”

And it’s a lifestyle that homebuyers are flocking to, said Slaven. In fact, five of the last eight Darol Rodrock Homes in Grayson Place sold far before they were even completed.

“Both villas from Gabriel Homes and Darol Rodrock Homes have been so extremely successful, and we are so thankful to be able to offer this much-needed type of living,” Kranz said.

Such one-of-a-kind living options are only the beginning at Grayson Place, however. With a community park and pond, two fantastic pools, a richly appointed clubhouse, and brand new elementary school, this neighborhood provides a suburban haven for families of every shape and size.
