Sales have been, as they say, “On Fire!” at Leabrooke Town Manor, a new, luxurious and peaceful maintenance-provided community built by Taylor Sterling Construction Company and located at the southeastern tip of Leawood just off Kenneth Road and 148th Street.

“July and August were very busy,” said Patty Hummel, who markets the community for ReeceNichols. “Our Sizzling Summer Savings incentive where both the Leabrooke master and Leabrooke Town Manor HOA dues will be paid by the developer through the end of 2016 was so popular, that we have decided to extend it through Oct. 31, 2015 with each signed contract. This is a nice financial savings to our buyers.”

The monthly homeowners dues include fire and property liability insurance covering the home, fixtures and equipment such as the HVAC; resident water and sewer; repair and replacement of roof and gutters; mowing, edging, trimming, fertilizing and weeding of lawns; pruning of all trees and bushes; snow removal; and annual start-up, winterization and repair of the lawn sprinkler system.

The annual Leabrooke master HOA dues include trash pick-up, the swimming pool, Sport Court with tennis and basketball, a stocked fishing pond and the clubhouse with exercise facility.

With all of these routine homeownership duties covered, it allows the residents to enjoy the relaxing lock-and-leave lifestyle.

Prospective buyers will find additional savings on all contracts signed between now and the end of September on seven featured homes. These include three Mayfair, three Coventry and one Stratford floor plan, which now all come with a decorating allowance of up to $7,000, plus the aforementioned HOA incentive, for buyers who meet lender qualifications.

The reverse Mayfair plan, priced at $339,000 (MLS #1903309), is a charming 1,952-square-foot home beautifully decorated with today’s colors and styles. The living room tongue-and-groove wood ceiling is breathtaking, aptly complementing the stunning stone fireplace which is the focal point of the room.

Granite counter tops including a breakfast bar, stainless steel gas range, microwave and dishwasher, along with custom-made knotty alder wood cabinets, complete the kitchen. The upscale interior features include upgraded 3 ½-inch white oak select hardwood floors, brushed-nickel hardware, iron spindles, designer carpet on the stairs and upgraded tile in the bathrooms. The master bedroom and laundry room are on the main level and the lower level boasts a recreation room, two bedrooms with daylight windows and a full bathroom.

One of the 1 1/2-story Mayfair floor plans (MLS #1915388), priced at $339,000, has 1,952 square feet of living space along with a full unfinished basement which is stubbed for a bath. This Mayfair is finished and ready for final touches to make it complete.

This home has a gorgeous tile fireplace along with the tongue-and-groove ceiling in the living room, granite counter tops in the kitchen and stunning hardwood floors. The master bedroom and laundry room are on the main floor with two additional bedrooms, a full bathroom, and a cozy loft on the second floor.

A second Mayfair 1 1/2-story (MLS#1915389) has been left in the trim stage and is also ready for selections and personal touches. This home, priced at $339,000, has a full unfinished basement stubbed for a bathroom.

The reverse Coventry plan, listed at $349,000 (MLS #1903340), boasts 2,313 square feet of living space and is decorated with an eye-catching stone fireplace with hearth, a built-in bookshelf and a beamed ceiling in the living room, and granite counter tops in the kitchen.

Designer carpet on the stairs, iron spindles, 3 1/2-inch white oak select hardwood floors and custom knotty alder cabinets give this home a real “wow” factor. The master bedroom and laundry are on the main level and a spacious lower level offers a recreation room, two bedrooms and a full bathroom.

The two 1 1/2-story Coventry homes (MLS #1915386 and 1915387), also priced at $349,000, have 2,168 square feet of living space along with a full unfinished basement stubbed for a bathroom, and come standard with granite or quartz counter tops in the kitchen, granite or marble in the bathrooms, white oak select hardwood floors, and upgraded 12- by 24-inch tile in the bathrooms. One of these homes has been beautifully and tastefully decorated for the buyer desiring a quick close. The other is in the trim stage and can be completed within eight weeks.

Listed at $352,000 with 2,475 square feet of space (MLS #1903328), the Stratford is a spacious home with a great deal to offer someone who is ready to apply their own special finishing touches.

“We fully expect these seven incentive homes to sell fast,” said Hummel, “so we encourage prospective buyers to hurry to enjoy these significant savings.”
