Located off Missouri 7 highway, about a half-mile north of Colbern Road in Lee’s Summit, the Chapman Farms community offers homeowners exclusive access to acres of serene common areas and a multitude of recreational opportunities.

At the center of the community is a 30-acre stocked lake that is ideal for fishing or kayaking. The lake is bordered by a one-mile fitness trail that features built-in fitness stations along the walking path.

Three family-friendly neighborhoods surround the lake: Lakeside on the west, The Shores on the east side and Greenbriar to the south. In addition to the lake, fitness trail and pool, homeowners in all three neighborhoods enjoy access to a lakeside community park area with a playground and well-manicured grounds, all maintained by one of the lowest HOA fees in Lee’s Summit.

The community is located just minutes from the hiking and boating amenities of Blue Springs Lake, Fleming Park and Lake Jacomo, and is also less than 20 minutes from three area golf courses.

Extensive shopping, dining and entertainment options are available just a few miles away at both the Summit Woods Shopping Center on Chipman Road and at Independence Center on 39th Street, with everyday services such as grocery stores and banks located even closer. Chapman Farms is located within the award-winning Lee’s Summit R-7 school district and is also near Summit Christian Academy and Plaza Heights Christian Academy.

“What is so great about this location is that families can have that relaxed atmosphere with beautiful natural areas and views, they can be close to recreation and boating, but they can also be close to their child’s school,” Jeffri Rimmer, on-site community manager at Chapman Farms. “The grocery store is still just a few minutes away, and they don’t have to make a long trip if they want to go see a movie or have a nice dinner out.”

Leading new-home builder Summit Custom Homes is the exclusive builder in the Chapman Farms community. Known for building energy-efficient homes with exceptional standard features and innovative floor plans, the company recently won nine awards in the Home Builders Association of Greater Kansas City’s Fall Parade of Home, including awards for Pick of the Parade and Distinctive Plan & Design.

Summit currently offers dozens of floor plans in Chapman Farms, showcasing unique decorative features and an impressive list of standard features at an exceptional value. Wide-plank wood flooring is included in all main traffic areas and rubbed-copper wrought-iron stair spindles are used to add beauty and durability to every home.

Kitchens feature open plans with large islands, custom designer cabinetry, a walk-in pantry and stainless steel appliances. Premium Delta plumbing fixtures are standard throughout each home, including a spa master bathroom with tile flooring and an oversized walk-in shower with dual shower heads.

Summit’s homes also feature stucco and stone veneer front elevations and all floor plans in the community include a three-car garage. The company offers an industry-leading 10-year warranty program backed by a highly trained team of warranty service specialists.

Each home also includes Summit Custom Homes’ proprietary Green Build Advantage, incorporating the latest developments in home-building science to deliver increased energy efficiency and healthier indoor air quality. In addition to a high-efficiency HVAC system package, a complete caulk and foam package and R-13 exterior wall insulation keep outside air out and conditioned air in, which translates to lower energy bills year-round.

The company uses low or no VOC paints, glues and sealants that emit less respiratory irritants than products used by their competitors, and a sealed distribution duct work system that prevents conditioned air from passing through dusty interior wall and floor framing, providing families cleaner, healthier indoor air quality in their living spaces.

For homebuyers looking to build their new home, lots are available in all three neighborhoods, with lakefront home sites still available in The Shores and Lakeside. There are currently completed homes in the community available to close in 30 days or less, with more homes available in various stages of the build process, affording Summit the ability to accommodate any homebuyer’s timeline. With prices starting in the $270,000s to the $500,000s, there is a home to suit every family.

Three model homes are currently open in the Chapman Farms community. The Sheffield model showcases a ranch plan with three bedrooms, two bathrooms and about 1,773 square feet of conditioned living space, including a designer kitchen, main-floor owner’s suite and a covered patio.

The Sterling model features a two-story plan with four bedrooms, 31/2 bathrooms, and about 2,532 square feet of conditioned living space. The plan features an integrated upstairs laundry and owner’s suite, a mudroom and walk-in pantry.

The Windsor Hills model displays a two-story plan with four bedrooms, 21/2 bathrooms and about 2,200 square feet of conditioned living space. The open plan also features a breakfast nook, kitchen island, mudroom and powder room off of the kitchen.
